kind of curious is there a difference in price for land in a 2 storey vs 3 storey mixed landed areas? given everything else is the same?

Obviously the option to build 3 storey is preferred. In land scarse Singapore the ability to maximise creates value. Like plot ratio for condo land.

But also remember that in high end landed like GCB it is the opposite. Many restrictions on how much you can build with GCB land, only 40% can be used, only 2 storeys. But that is part of the appeal for high class land, and the minimum size being 15000 sqft you can have this kind of mindset.

no, mixed landed area. Some can built 2 storeys some can built 3 storeys.

But some of the 3 storeys rebuilt looks like condo.... 3 very high storey + 1 attic that looks like a full floor.... very ugly.

Why you care so much if it is 'ugly' since u just want to know price difference all else remaining the same? Obviously the inherent value for a 3 storey landed area is higher. Best still if it is not within gazetted landed cos it can be potentially enbloc into apartments or have a better chance to enjoy increase in plot ratio.

Gcb is totally a different ball game altogether.
