Oh no, lease expiry is for real in 2021. If this one is launched in 2011, TOP in 2014, then that leaves only 6 years+ of seaview if the golf course is not renewing. After that it will be noise and dust due to redevelopment.

Freehold lah. Next door sure leasehold right? Can get high floors not facing the sea if u mind the road noise. The sea view might be blocked in future.

Build all mm with proper facilities and sufficient number of car park lots or more, it will be a golden cash cow.

and based on tat, i believe this one which is priced at 1800-1900psf(slightly lower den foresta) wif full condo facilities n nearer to MRT shd be sell out or close to sell out la....hehe

the bigger units probably got leftover la....60% LTV leh....vitamin M not enuff wor

For a typical 11 flr 2 bedder of 829 sqf, price is abt $1.5m. Rental can fetch $4000+ according to agent. As actual price listing is not out, i also wont know if developer will price higher or lower next week. Without actual price, their 3% discount is also meaningless.

What do u guys thing?

Walk opposite n buy a true seaview at 2100psf. Rental in 4 years time who knows. However I havnt seen the showroom yet. Drove pass n saw the site right in front of highway, don't like at all. Maybe 2molo o see y can command 2kpsf.

At this quantum, it is better off getting the more prestigious districts condos near to the good schools or get a landed. The sea view is nothing to shout about. Not worth paying so much for a unit so that you can walk 5 min to take MRT. Sure kenna laughed at by the nearby HDB dwellers.

That is if I were them. Savings rates are more than 4%, while the property market there are more stable and cheaper than in Singapore. S$2 mil can easily get a big landed property in the suburbs with great forest or lake views, compared to the miserable pocket view of the reservoirs or container wharves for the S$2 mil properties here.

Agents from Huttons Real Estate Group which market the property would say that Skyline Residences is in close proximity to everywhere that matters – it is just a moment away from the Central Business District, entertainment establishments like Vivo City & Resort World Sentosa, and upcoming Telok Blangah MRT. Plus, the property, according to them offers “breathtaking” sea views. Also, a major selling point is the “unblocked” views towards the Keppel Golf Course Club. Market watchers interviewed by Singapore Business Review however note that the “unblocked” views could just be “temporary” as just in a matter of ten years from now, the prime location of the golf club would be replaced by high rise development.

“The 30-year lease to the golf club’s site near Telok Blangah is about to expire in end 2021 and chances are it might not be renewed as the land has been earmarked for redevelopment, “an industry observer who requested anonymity said.

“If Skyline Residences is just about to TOP in end 2015, then buyers would just have less than five years to enjoy the unblocked views,” he added.

Skyline Residences is located along Telok Blangah Road but that alone discourages buyers, another observer said.

“The area is quite noisy as there are a number of huge container trucks passing through Telok Blangah Road,” he said.

Market watchers however note there are still reasons to believe that it will sell out like Hoi Hup’s Foresta, a 141-unit development within the vicinity which is almost 80% sold already since May 11 launch according to sources. This provided that the market price is right, according to them.

The average price for Skyline Residences is $1800-$1,900 psf, slightly below Foresta’s $2,000 psf. Price guide for Skyline Residences is as follows:

1 Bedroom (484 sft) - $950K - $1.2 mil

2 Bedroom (829 sft) - $1.46mil - $1.77mi

3 Bedroom (1292/1346 sft) - $2.32mil - $2.83mil

4 Bedroom (1615/1722) - $2.89mil - $3.23mil

Agents from Huttons claim that rental yield at Skyline Residences is 4%.

Visited the show flat today, open for check collection but demo showflat not open yet. Visited the viewing gallery today at ard 430 pm.

power unblocked west sun shinnying on the way into the viewing gallery. I also confirm that sounds bounds upwards, and seems to me that at higher floor viewing gallery, its pretty bad. U can do a testing of noise lvl on first floor n at the high floor(12flr if i remember correctly) and confirms that sound bounds and travel upwards.2 lvl of highway with tons of heavy vehicle doing their fast n furious is no joke.

Golf course n sea view is fantastic if can remove the highway seeming-less roaring traffic noise, this development would be pretty good .

North face, towards the back is facing tons of HDB and part of the view would be block by 2 38th floor new HDB which looks pretty nice IMHO. The HDB enjoys some north facing unblock view.

4&3 bedders get the sea view n temporary golf view which 2&1 bedders get to enjoy HDB view.

Bukit Sembawang sells 80 Skyline units

CapitaLand releasing 180 new units at d'Leedon along Farrer Road today at an unchanged average price of $1,680 psf

BUYERS continue to shop for homes.

Bukit Sembawang Estates began previewing Skyline Residences, a freehold condo in the Telok Blangah area, earlier this week. According to marketing agent Knight Frank, about 80 of the 100 units released so far in the 283-unit project have been sold.

The average price is understood to be in the $1,800-$1,900 per square foot (psf) range. The cheapest unit, a 484-sq-ft one-bedder on the third level, costs about $950,000.

The 24-storey project, on the former Fairways Condo site, is designed with an elevated podium to incorporate higher views for the units. Skyline Residences will offer its residents views of Keppel Golf Links and the sea, and is near the upcoming Telok Blangah MRT Station under the Circle Line.

Skyline Residences comprises three towers and offers one-bedroom to four-bedroom units, as well as three penthouses (of 3,165 sq ft, 3,251 sq ft and 3,681 sq ft).

City Developments Ltd (CDL), meanwhile, confirmed it has sold about 150 units at its Blossom Residences executive condo (EC) project at Segar Road in the Bukit Panjang area since it began sales on Thursday. The 99-year-leasehold project is priced at $685 psf on average. Prices of two-bedroom units start from $548,000 while four-bedders begin at $841,000.

ECs are a hybrid of public and private housing with initial buyer eligibility and resale restrictions, which are completely lifted 10 years after the completion of an EC project. There is a $10,000 monthly household income cap for those buying ECs from a developer.

As per rules for EC launches set by the authorities, CDL has to set aside at least 95 per cent of the project's 602 units for first-time home buyers during the first month of the launch. Qualifying first-time home buyers will enjoy a $30,000 CPF Housing Grant.

BT understands that all 30 units (5 per cent of the project) of Blossom Residences reserved for second-timers are fully taken up. CDL will be able to sell more units to second-timers only after the first month.

The project is a three-minute walk to Segar LRT Station, which will be connected to the upcoming Bukit Panjang MRT Station (under Downtown Line).

The group noted that the last time an EC project was launched in the Bukit Panjang area was in 1997.

Along Upper Thomson Road, Hong Kong's Cheung Kong Holdings has sold all of the initial batch of 50 units at its Thomson Grand condo project in Singapore set aside for the first day of preview yesterday and has released a new batch of 20 units, according to a release issued by the developer yesterday afternoon.

The two-to-four-bedroom apartments (among the initial 50 units sold) were priced from about $1,100 psf to $1,600 psf, reflecting an average price of about $1,400 psf, Cheung Kong said.

However, BT understands that those who bought yesterday received an early-bird discount of 4.5-5.5 per cent depending on the unit type. Based on this, the average price would be closer to the $1,330 psf level, said market watchers.

The early-bird discount is not expected to be offered after yesterday.

In its release, Cheung Kong said that 11 of the 22 strata terrace homes in the 99-year-leasehold project opposite Singapore Island Country Club have also found buyers, with the highest transacted at $4.1 million.

Over at Farrer Road, CapitaLand releases today about 180 units - comprising two, three and four-bedders - in a new block at d'Leedon. The average price of the 99-year-leasehold condo remains unchanged at $1,680 psf.

Of course. The main reason is all the smaller units have HDB flats views only. Only the 3 and 4 bedders have better views at least temporarily until the piece of land in front is developed!!!!!!!!!!!!:)

Heard similar stories at other showrooms. Shd b overseas funds parking in Singapore due to appreciating SGD n property prices well supported by HDB prices.
