Hi everyone, tentative latest updates for Novena Regency.

1. Expected VIP Preview for ex-owners will be on 30th March 13.
Prospect buyers can view the showflat on that day but no purchase can be
done until 7th April 13 which is the 1st day of VIP Preview.

2. There are more pool features than i initially thought so i think units facing inside with pool/landed view of Gentle Lane will be very popular.

3. Estimated psf range for typical 1/2 br units is abt 2250-2300psf. Overall price shld br from $1.0xmil to $1.1xmil up.

4. For commercial retail/F&B, the est indicative guide psf range is abt $7200psf to $8800psf range. But taking into consideration what has been transacted at One Dusun Residences, I think the psf shld not be too far off or slightly more since Novena Regency is located in D11.

I can be contacted at 81835132 for a non-obligatory presentation on or off-site at anytime.
I think if everything goes well, this will be a sell-out for sure given the positive response of new launches so far.

The project started preview a few weeks back lo !

Office Boy saw the showflat. Residential units are typical Fragrance style.
Try to squeeze in as many things into a very small unit.

The more attractive part is the retail shops.

However, the units are very very big, resulting in quite large outlay.

Restaurant units facing main road going for $8,800 psf.
Smaller units 1xx sqft ones only got abt 3, at about $8,600-$9,300 psf.
But think these maybe "booked" by early birds already.

When they say Newton, they literally mean the Newton Road la!
Anything along that road can be called Newton.

We are thankful that Newton Road is not as long as Bt Timah Road !
Where one end sells for $2,5xx psf, the other end goes for $1,5xx psf!

So, you actually refer to Cairnshill instead. BTW, some of the Cairnshill condo are selling much lesser than Novena condo.:p

Most of the Cairnshill condo are between Orchard and Newton and are not closer to any of the Malls, I regard them less favourable and desirable to some in Novena.

After all, whether you like it or not, the values of the properties speak all!

I suspect after the success of UV, they realised that there is no point pricing it too low. Moreover this is a FH D11 development, can take time to slowly sell.

I think all along there has been a misconception that developers are rushing to quickly sell everything in the first month of launch. When I was asked previously by the developers, I told them that if a project sells out in the first weekend of the launch, then they should fire the person who did the pricing, because, it means they priced it too low!

So subsequently you can see developers less inclined to measure themselves by sell out on first weekend kinda metric.

But of course, this doesnt mean price high until cannot sell at all la ... haha ... One very good example is Liberte, they price the development quite high (in my view), but managed to sell here and there until not many left ... may look like a pain to the public, but their bank account is laughing all the way.

Cannot. Because the other way round (ie your friend suddenly decide not to buy), developer also cannot do anything to him.

Developer up the price of smaller units to more than $10,000 psf.

Your friend should have continued to negotiate a better price with the developer, maybe get developer to sell him at $9,600 or what.

Good chance developer may buy the idea.

SINGAPORE: A man died on Thursday after an excavator overturned at a construction site in Novena Ville.


Recovery operations to extricate the body of the man trapped in the excavator resumed at 12.15pm after a crane arrived on site.


The Singapore Civil Defence Force (SCDF) said the half buried excavator, especially the operator's cabin, was pinned by debris.


SCDF intends to suspend and stabilise the excavator using the crane to allow debris around it to be removed by another excavator on site.


SCDF said they were informed of the incident at 8.42am.
Officers found an excavator that had toppled to its left when they arrived at the scene; it was half buried with the operator trapped inside.
