The price for this condo has increased exponentially!
Demand for this place is great, especially with International Schools like NPS and UWC nearby.

I remembered viewing the penthouse unit of blk 17 many years back, i think it was stack 03, and the reservoir view was panoramic. You must have taken it from mid floor?

I remembered viewing the penthouse unit of blk 17 many years back, i think it was stack 03, and the reservoir view was panoramic. You must have taken it from mid floor?

AQUARIUS BY THE PARK was a hot property in 1996. My relative Q overnight to buy. It was selling around ave $900psf at that time. More than 60% of the buyers are HDB upgrader at that time.

The price went down hill after the 1997/98 asia financial crisis. It was selling @ 380psf in 2003. Today, the price manages to move closer to the 1996 $900psf price due to the future MRT line. It took almost 15 yrs to come close to $900psf. They are still losing $$$ in this property investment if you include the mortgage interest & property tax they paid over 15 yrs.


I believe there are a few property bought b4 1997, They are still underwater
So be very careful. Property Investors NOW who are willing to develop patience will reduce their risk and increase returns.

Do you know the land cost + construction cost of Aquarius?
One of the central argument that properties cannot drop a lot is that today's land cost + construction cost is so high today.

so if land cost + construction cost of Aquarius > 380psf, that is one counter example.

as a side note, if land cost + construction cost < 680psf and developer selling at 900psf. that is a whole lot of profit for developer.
