    Somehow not many people selling. The site is huge, and not too far from future Pasir Panjang MRT station. But very old 99LH - 1985.
    Will I have any problem to get a bank loan?
    Any chance for en bloc?

    no issue wf bank loan but that the only 99lh wf fh lands available ard the vincinity. enbloc I wkd think unlikely if there are plenty of fh land available. Etc 253-258 pasir panjang fh enblocked lately

    VP has very chance of EB. Owners are motivated to EB the place and I think they have start the process again. They almost sold it in 2007 but was a little too late.
    Issue is that its 99lh - which means if it does not go, you will be stuck with an old, aging and depreciating asset - at the 'high' of the market.
    And that can be scary if/when the market heads down.

    For 99yr LH if enbloc, how to calculate lease top up charges? And who pays for the lease top up, sellers or buyers?

    developer pays to top up the lease....but definitely factored in the seller's asking price....so sellers 'pay' lor...hehe
