    A project launching this month by Hoi Hup. Layout similar to vacanza @ east, no bay windows, no bomb shelters and no planters.

    Any comments?

    They demolish a few of the interconnecting terrace to build the condo. What happens to the rest of the terrace at Dunman Grove?

    Stated starting from $6xxk. Assume 1 bedder is 431sqft.., mean about $1500+psf

    how could the cooling measures be taking effect with this kind of pricing

    See the location can tell its MM already - have not seen a single launch in this location recently that is not a shoebox. 1500psf for MM is "normal" nowadays lah. I don't think any developer is confident enough to build standard units in D15 nowadays - target market is low quantum MM type.

    1bedder not so livable but 2bedder size and layout quite good leh...but aso sian la as only 1/2bedders....majority is 2bedders

    small piece of enbloc land nowadays surely MMs type liao....not bcoz its in D15 la....

    i received smses stating 60%+ sold....duno how true...haha....

    Questa @ Dunman received overwhelming response from public with more than 60% units sold on the 1 weekend of preview. 1RM and 1+1 as usual was fully sold. Penthouses was also fully sold on the 1st day of preview on Sat 12/Mar/2011. Price from 1RM Starts from $603,400 while 2RM starts from $941,300.

    753sqft smallest 2bedder....so work out to be from 1250psf for 2bedder...

    1bedder 431sqft work out to be from 1400psf...

    2bedder layout seems quite ok

    I sometimes wonder for D15 units, those sizes under 1000sf. How much rental are we looking at currently? Anyone just renewed rental with their tenants? (boutique apartments with small pools or without facilities at all)

    U talk cock. The Cape at Amber Road standard unit from 650 sq,ft for studio to 900 sq.ft for 2 bedroom and 1200 sq.ft for 3 bedrooms are transacting at 1900psf on average and they are not shoebox units. Also developer units for Aalto at Meyer are transacting rapidly at around 1750psf to 2000psf for its gigantic 1,500 sq,ft unit and above.

    The Straits Times visited two showrooms yesterday and found they complied with most of the changes but there was still room for improvement.
    The two-bedder showroom unit at Questa@Dunman condominium by Hoi Hup Realty showed a fully covered deck area with floor to ceiling windows. Agents later clarified that the actual unit would have only waist-high glass walls with roof-covering for only the terrace area outside the master bedroom and living area.
    Eis Residences by EastShinee Development used a metal pole feature to divide the space in a one-bedroom unit. A notice said the features were for display purposes. The showroom's floor-to-ceiling height was also found to be lower than what would be in the actual unit. Agents said the unit was built using the site's original building and thus did not accurately reflect the dimensions of the proposed project

    The development Questa@Dunman is the latest property offering from Hoi Hup Realty.

    The freehold property, which has a total of 122 units, comes in two blocks of 14 and 19 storeys.

    Home buyers can choose from several unit sizes, which include 430 sq ft studio apartments, 527 sq ft one-bedroom units with attached guestroom, two-bedroom units from 753 to 936 sq ft, and penthouses sized at 1,345 to 1,647 sq ft.

    Facilities at Questa@Dunman include a lap pool, a gymnasium, steam rooms and a barbecue area. Each unit at Questa comes with a fridge and a washing machine.

    Questa@Dunman is situated on Dunman Road, easily accessible by the Pan Island Expressway and the East Coast Parkway.     At 1400 psf, quite ok. Cheaper than those new launches ar marine parade. One bedded for investment?

    I paid $1277 psf for 2 bedder. For investment.
