    New launch all 8xx psf and above on average.

    Most are averaging $850 psf and above.

    Received brochure.. 1 bedder and 2 bedder have loft, the rest don't have.. 1 bedder 6xxsqft, 2 bedder 8xxsqft cos they double count loft area.. Seems like their selling point is indeed the river as the drawing is mostly people kayaking..

    There are also 3 compact 990 sqft, 3 normal bedder around 1100sq ft.. also 3 suite and 4 bedder.. PH 17xxsqft only so i suspect it is just a small terrace..

    if D20 like centro ave 1400+psf, clover by park ave 1200psf-1300psf, latest one Thomson Grand i heard ave 1400psf..
    and in D19 H20 ave 950psf, the minton ave 900psf-950psf, Terrasse ave 980psf.. waterline ave 1100psf FH. Kovan res TOP 1100psf-1200psf
    I dont think the new one will launch below 950psf?

    There are 2 condo besides it with resell arnd 750 psf..where's demand for 950 here?

    If u think this can sell at 950..then go buy those 2..sure make money..

    850 to 950psf my guess.

    Anything close to $1k is very hard sell.

    You guys are talking about the 1, 2 bedder right? they are loft units with bigger sqft as they double count the loft area.. So the psf will not be so straightforward estimate like 8cy etc.. I think most likely (after full discount):

    1 bedder 850psf onwards
    2 bedder 750psf onwards

    Unlikely, Rio Vista already 770psf.

    I guess lowest is 850psf, 1bedder might hit $950psf or just below $1kpsf.

    950psf will mean 600k liao leh.. this kind of cui location if hit 600k avg really not worth it to buy.. haha..

    If loft then maybe can still get away with it.

    Nice bachelor pad after drinks at punggol park chill out place to bring female friend back.

    Don't even have to bring gf into room coz room right on top overlooking whole living area only.

    That's assuming it's loft unit type.

    Choosing loft or not depends on personal preference..but loft alone can;t add to the price..
    Even the stairs are counted under GFA..which is a waste for small space appartment..

    All still guessing... some say will hit 850 psf. I suspect it'll be around 800 psf coz there are simply too many ECs and PCs springing up in that area and it'll be very competitive!!!

    The pool looks big huh.. The 1, 2 bedder smells like tennery.. maybe floor plan will copy paste..

    Cannot give river..so gave a big pool

    .. if u see the size of tennis court and compare to pool seems like pool is just equal to the pool.. ..or is those 2 tennis courts or is the plot itself is small?

    But the 4 bedders have lots of land wastage. The entrance is a narrow corridor which is rather useless. The 3+1 look decent but has one of the design which is oddly shaped. Wonder what's the psf.

    Decent sized bedrooms in not so decent location = lousy buy. This area will be congested soon. Not sure if one should buy here for investment!
