ec site tender at Canberra dr will be closing next Tue. Experts predict price range between 300-330 psf, but i guess will be around $358 psf instead. Slightly higher than City-dev $350 psf site. This site is definitely better the 2 yishun st51 plots
A land parcel at Sembawang Road and Canberra Link for an executive condominium (EC) development has received only two bids at the close of tender on Tuesday (Sep 30).
The Housing and Development Board (HDB) said Qingjian Realty (Residential) placed the highest bid of S$229.38 million, equivalent to about S$353 per square foot per plot ratio, while the other offer came from the combined bid of S$208.5 million by Verwood Holdings and TID Residential.
Lor Puntong site has attracted 18 bids. Developers have zoomed in on "proven locations". Land price remains relatively the same despite the uncertainty.
Nine Residences/ Junction 9 have contributed about $90 mio to CES bottom line (retail 98% sold while residential is abt 75% sold). The main contributor is from the retail portion. Land price was $794 psf with 13 bids.
In Nov, another mixed development plot at ave 4 with est. 8% more retail space than Junction 9. Northpark Residences will be launched in Dec/Jan/Feb. Without any doubts, a new benchmark will be set. Therefore, i guess the psf ppr for this plot at ave 4 around $808

No development in that area like BTOs or Bizhub (innovation corridor) etc. It will cost LTA another $25mil to fully extend to Admiralty. This latest extension mainly for future development in Canberra area and to ease some traffic at ave 6 industrial park as 3 more buildings are coming up.
