    Default @Bedok Town - New Launch LH99

    This one is going to be the star of the town in Bedok area, the soon attraction of D16. If SengKang Punggol can hit $1,000 to $1,100 /psf, this one can hit $1400 - $1500 /psf!!! ... the land is for Residential & Commercial, approx 2.5 hec and right beside current Bedok MRT, future Bus Interchange, and the 'much anticipated Bedok mrt interchange station"...

    if Bedok town centre indeed launch at 1400-1500/psf, those nearby at New Upper Changi Rd corridor like Optima, Casa Merah, East Meadow etc will all HUAT AH!!

    if your definition of 'HUAT' means prices inching up to the 1400-1500psf range, then i beg to differ.

    if i'm paying a premium for locality, then i don't think being the developments which you've mentioned, being located near a horti-farm will command that similar kind of premium.

    up to what level, nobody will know exactly, though 1400-1500 super unlikely to happen.
    In fact, Bedok center itself may not command such price even....

    As long as continue to go up, itself is huat oredi

    It is just a super busy and noisy sub-urban town. That is all. I don't know what is the hype. Of course people can buy 1500 psf. Good for them.

    Would u buy D16 for 1500psf?
    I would go for southbank anytime...

    Actually if know it's going to launch at $1400 to $1500 /psf, then it is better to go buy some of those in D9, D10 some are still resale at the same level. Is that going to be better investment choice?

    As quoted by the developer's boss, pricing will be $1100 to $1200psf (Gao tan loh). Sell $1400 and more, How come my showflat packed with people, but no cheque come in.

    Resale maybe but not for the first few years due to ssd. Limited by other districts pricing also.

    The launch market is spoilt by those in Seng Kang and Punggol as they are already 1000-1100 psf. Launch psf for the Bedok should now be higher than 1200 psf due to huge HDB upgraders pool in Bedok and the already very well established Bedok center with MRT and interchange. $1400 psf is not unreasonable for a 2 bedder (this is my reference for comparison across projects).

    the location is good n mature.. it all depends on site plan, quality of finishing and facility.

    mature yes. good, depends on your definition. furthermore, the hawker center is gonna be demolished so no more nice food stuff....

    Hawker Center will still be there. A temporary site will be setup.
