Given a choose & budget -
$700K for a 915sqft at level 7 facing pool or
$1.05m for a 650sqft at level 3 face LRT track?? (but mall below)
Some facts of "2Bedroom"-
2BR Compact (~573- 593 sqft) x 266 units
SOHO - fancy term for high ceiling units
2BR Compact (~595– 612 sqft) x 163 units
Condo - unfancy term for standard units
2BR (~929- 932 sqft) x 64 units
Sky Patio - fancy term for units with big balconies
2BR (~974- 977 sqft) x 16 units

good write up... Looks like a lot of pple suckered by FEO.
"With 992 units here, residents will be jostling for space too. Supposing each unit holds 2.5 people, there will be almost 2,500 residents in Watertown vying for the two tennis courts, BBQ pits and other facilities. (Pools won't be a problem though, plenty all over this condo)."
"Prices and analysis
As you might have heard, many units facing the Waterway have been sold out. Some blocks have yet to be released though, so there is still a chance of getting your ideal unit. Alas, they aren't cheap my friends.
We were quoted a discounted, early bird price for a unit facing the canal - #05-87 is a 1,206sqft 3BR unit that has a giant balcony - $1.57m or $1,300psf. That's right folks, your eyes do not deceive you.
If you like watching your opposite neighbour, a 1,135sqft 3BR Compact unit on the 9th floor of Tower 8 will set you back around $1.26m or $1,110psf. The price difference between a unit with a view versus one without is very big indeed.
"
"Final Thoughts
We wonder how much upside will there be to prices in Punggol in the next few years? Are buyers expecting to see a selling price of $1,300psf to $1,500 psf when they sell?
Does the saying "buy low sell high" apply here? Perhaps the buyers are thinking they are still buying low. Who knows? They could be right. They are quite the optimists and are pretty confident about the future, despite all the doom predicted by many an analyst."
Wow 500 suckers are born in such a short time. only if singapore government got FEO to market the birth rate.. I bet we would do better.Originally Posted by GSLJ

Non of the above. buy projects near the hub but not at the hub. hub prices are over priced.Originally Posted by propertychap

1) Cars parked on both sides of the road for about 200-300m on each side - don't people have to work?!
2) loud chinese new year music - i thought that was bad as I had to almost shout to make myself heard when talking to the marketing staff. And I could barely here the announcer announcing that a new stack was just released this evening.
3) building structure and layout - pretty decent for the units facing the waterway and the terrace but for the inner facing units, i didn't ask what was the distance between blocks. oh and there's a few stacks that face an almost direct west sun although it faces the waterway.
5) room sizes - pretty decent, with no bay window, the size looks good, but i must qualify that i was looking at the non-compact layouts.
4) price - asked a couple of half decent and the better stacks, price range was anything between $1140psf (it was a 2 bed) to $1470psf (it was a 4 bed) for those i asked. i wouldn't pay that price even if it sat on top of a mall. but 540 (according to the agent that was the number sold by this evening) other buyers don't share my opinion.
as i've mentioned before, smart buyers will start to hunt for resale in D15 FH for the same psf!!!
not just d15, but a lot of other places as well.Originally Posted by Eastboy

So any forumers here have purchased a unit at Watertown?
Yee ha! Did I tickle your funny bone?
got ah, panarex if i remember correctly, he say he got his unit below 1000psf. one of the early birds i think.
panarex, which stack did you buy again?
exactly. well, to each his own and i respect their choices. property is a very emotional decision and there are people who love punggol and integrated concepts.Originally Posted by kane
for me as an investor, RCR threshold is still below 1000psf.
yep, got one below $1K psf..would rather not reveal too much details abt my purchase lah..hope you all understand...Originally Posted by kane

To be frank, I would not be ready for the purchase if it was priced above $1K psf.
IMHO, anything above $1K psf in Punggol will not give me much of a potential capital gain upside, and would be too much a risk.
what's RCR threshold?Originally Posted by Eastboy

It's the quantum. The secret of FEO in OCR is tiny size with affordable lump sum figure.
Never had a "condo" been so affordable. Less than 700k ! Imagine a resale HDB is already 600k.
and whilst you might think it's affordable, i went to ask about the standard 2 bedder and the 13XXsqft 4 bedder. one was about $1.05m and the other was just under $2m. that doesn't smell very affordable to me. surely i have better alternatives at those quantums.Originally Posted by amk

With the recent new CM and the bearish property sentiment, FEO still able to launch at 1K to 1.5K. Many are still flocking there to grab a unit.
Salute.
indeed. $1.05m quantum in Punggol a bit unthinkable for me at this juncture, but maybe 20 yrs later it's very very cheap la. whatever FEO priced in is probably it's net worth in 2017 when it TOP. but 5 yrs down the road, we also cannot predict what would happen.Originally Posted by kane

Below 1K psf for this I reckon is a good buy, with the convenience of the MRT and mall at your doorstep.
ok perhaps. but there were at least 2 stacks of 4 bedder fully sold and 2 stacks of 3 bedder fully sold, both facing the waterway. so that's 48 units at pretty high quantums/psf. minority but you have at least 10% of the buyers who are willing to pay those $1,300-$1,500psf is just baffling...Originally Posted by amk
