    950psf is nett of all applicable discounts and rebates?

    High or low floor?above or below level 6 ?

    I don't think it's high floor.
    I was quoted 646k for level 7 of tower 5 stack 17. Which works out 1158psft.
    Kinda ex I think.
    This is after all discount except 2% loyalty and 2% HDB which I'm not qualified

    that stack is an inward facing with a river view.. so will command a higher psf. nonetheless.. all the units that are inward facing in tower 5 are all almost sold out. ~ left like 2-3 units on level 13

    but stack 17 n the other inner facing ones are all west facing? n stack 17's front view is blocked.

    yeah. they have to see diagonally to get the river.. the lower floor units may get some help from surrounding block to block part of west sun.. nonetheless.. its still commanded a premium over the non-west facing stacks that looks at the LRT track.. and its snatched up like hotcakes.. than the stack facing lrt...

    the worst stack should be tower 7 . facing the west sun IMO.. which just got released yesterday.. no view + west sun + no units to block.

    Do you have the new price release for Tower 7 low floors? will be interesting to see how they price out the "West sun" units and the non-west sun units.... should be quite a gap in price.

    Sorry I don't have the new release price lists. The ones I have were taken from the showflat on the first day of launch.

    u mean 2nd day of launch.. 1st day only release up to level 6 for tower 5

    checked out the 2BR condo (904sqft) showroom earlier...never expect still so crowded even though it is CNY.

    liked the marble flooring and marble-tiled toilets, as compared to the marble used for SOHO.

    only 2 complaints:
    1) relatively big balcony as compared to living room area
    2) centralised aircon as per what Agent was saying (hopefully it is because this is showroom, and the actual one will not be like that). If it is centralized aircon, does it mean the momennt i switch on the aircon, all aircons in the house will be switched on too?

    agree 101% just wait for wee hur site just opp watertown - further to that punggol area will be "overcrowded" with lots of condos and hdb apts in the coming years

    at 1200$ psf - many others developments available - if think with clear head and not with follow herd mentality.....

    There are no major commercial hubs and industries in or near Punggol. I think it is is a bit over-priced.

    Yes, if you are working there it is nice. But you need a car to access the area as there is no MRT link at the moment. Hence it is still a premium.

    To the West, 2nd Financial Hub.
    To the East, Changi Airport, Industry, Expo etc.
    To the South, too many to name
    To the North , at Woodland will be the story of MRT to Malaysia , while at Punggol area will be Seletar Hub.


    every area in singapore will be maximum use, the only Q - will it repeat of 1998 type of Punggol 21 dream, but delay 10yrs ...

    Government is smart, the only way to raise up the value of our property is to build good school, big industry and got enough foreign willing to shift.

    obviously u don't live in the Sengkang/Punggol area...

    it is just a short 10 mins SBS bus ride away... (direct from TPE)

    Do u really know how near is seletar to Punggol?
    It is very near,infact too near till worry Punggol mega mall will not be big enough to use by over 100,000++ ppl at this area.

    Do a search on google map pls,or go there for a 15mins slow walk. You will know you are really wrong.

    Anyway just incase you are also Singaporean ,don't want to look bad infront of other when discuss this next time...pls use the E-Street Map to calculate by using actual road distance by car-
    From Newton to Tankong Rhu is 11.2Km,12mins
    From Punggol walk to Seletar hub is 4.4Km,4mins. (useTPE)
    With the link build inbetween this 2area,next time will be as short as 2.1KM.

    Think still got to use TPE,sorry if my E Map not updated as its show road still under construction.
    Anyway the Newton to tanjong rhu will be 30-40mins drive if traffic jam.

    Think the new road is up 3 months ago. In fact u can drive to yishun without going thru tpe and cte
