    Personally, I will always avoid Cte and pie where possible.
    Tampines Central is a cul-de-sac. Very difficult to get in/out when driving. Probably takes 15 mins to reach TPE and then 5 mins to reach Punggol Central, which is very near to TPE exit.

    At 70km/hr. I will reach in 20mims or less.

    Beware of the speed limit in the tunnel near bartley road. It is less than 70km/hr and traffic police like to station around there.

    Given the 3 big integrated malls with transportation hub, Punggol, Bedok and Bukit Panjang, which is a better location and better buy?

    Bedok being the best location.

    All of them are overpriced

    Bedok is the best of cos. I like the hawker centre opp Bedok Camp. Still remember the fried hokkien mee and cheng tng, makes guard duty so much more bearable.

    Bt Panjang will be better after downtown MRT line is up. But I think driving still sucks

    Punggol, well. Some say bird dun lay egg place, some love it.

    One outstanding condo I think is Meraprime at Tiong Bahru. No horse run

    Plenty of sales at Watertown over CNY break
    215 residential units sold; so far over 500 homes taken up


    THE Chinese New Year festivities did not dampen home-buying fervour at the Watertown project. About 215 residential units were sold at Watertown over the four-day Chinese New Year break, taking total sales in the 99-year leasehold project in Punggol to slightly over 500 units.

    Unique project: Watertown, which will have 11 residential towers of 13 or 14 storeys, is part of a $1.6b mixed development that will also include a retail mall Sales in the project began last Wednesday. To date 596 of the project's 992 units have been released.
    The approximately 500 units sold upto yesterday fetched prices ranging from $980 per square foot (psf) to $1,500 psf.
    About 90 per cent of the buyers are Singaporeans, with permanent residents and foreigners making up the rest.
    Watertown, which will have 11 residential towers of 13 or 14 storeys, is part of a $1.6 billion mixed development that will also include a four-level retail mall, Waterway Point, which will be linked to Punggol MRT Station.
    The mall, spanning two basement levels and two levels above ground, will have about 370,000 sq ft net lettable area including a Shaw Theatres Imax cinema.
    The tenant mix will be 40 per cent retail, 30 per cent food and beverage, and 15 per cent entertainment. The remainder will be dedicated to educational institutions, banks and community amenities.
    The retail-and-residential project is being developed by Far East, Frasers Centrepoint and Japanese firm Sekisui House. The retail portion will be managed by Frasers Centrepoint.
    It will also be the first mall to integrate a town square and a visitors' centre, where visitors can learn more about the area's heritage.

    Tiong Bahru is a good location but will still get wet when raining when you get to the MRT.
    Is Bukit Panjang the terminal station of DTL3?
    Bedok is between town and airport and business park. So I guess the location is better?

    I got the outward south facing stack, forgot which number already. Think I will offer it to my in laws to stay since they are currently staying with my bro-in-law. Got one more spare room, can offer to the children to stay during their school holidays.

    This one sounds like Caspian II, except that Caspian was launched in 2009 for 600psf and this one 1,200psf ... from rock bottom to peak, from West to North-East

    What a diff 3y can make, 2009 Feb vs 2012 Feb

    oh, based on your approach, i can take one straight road down from Punggol, via Sengkang East Ave, straight into Upp Serangoon Road, and then turn right into Braddell Road -> Lornie Rd -> Holland.

    But still, i would think via expressways shd be faster albeit longer.
    Personally i never like travelling on Upp Serangoon Road and Braddell Road.

    Agree, Bedok is the best location among the 3 being a mature estate.

    BUT i seriously think for drivers, driving from Bedok to central areas like Raffles Place will be more painful as compared to from Punggol. Pls correct me if i am wrong. I am assuming PIE for Bedok and KPE for Punggol.

    For this comparison exercise, I think you guys have also missed out Sengkang Compass Heights and Jurong West Centris, unless you are only scoping in new/recent projects.

    For Bukit Panjang, are you referring to Tennery? Or some other new developments near BP LRT/ interchange area?

    Att buyers and waterfront buyers damn lucky. Those who talk down these two project should be sour grapes. Alot of my friends who bought other projects all curse and swear that they missed waterfront boat.

    by this statement, I am not sure if you are referring to the 2 BR condo unit.
    But if you are, the 2 BR condo unit in WT range from 904 to 915 sqft.

    early bird price for a unit facing the canal - #05-87 is a 1,206sqft 3BR unit that has a giant balcony - $1.57m or $1,300psf.

    a 1,135sqft 3BR Compact unit on the 9th floor of Tower 8 will set you back around $1.26m or $1,110psf.
