    saw some info on the site layout... cramp lor. Total 429 units and with 28 units landed garden homes. Some info says start from $899/psf, if its for those landed homes $/psf then those 516sqft units will be up to dun tell me $1,500/psf haha...

    Wonder if their land level is higher than ferraria park or will they dig down to the same level.

    From the siteplan on the website, and the preparation work on actual site, the land will be level down i think.

    Floor plan layout of units and houses looks very reasonable. Site layout looks good as well.

    Some units got odd shaped corners. But this one 99yrs + ulu location + next to expressway.

    If only the empty land opposite where Hedges park showflat is can be built into a mini regional shopping mall like rivervale mall in sengkang.

    The last piece of land there is 999yrs belong to HL. It will be ideal, given that, since there are 3 plots of LH99 (Heges, PalmIsles and the Koh Brothers) building/going-to-build project etc. for this last piece of land be slice into LH99 (999yrs sold as LH99) and launch with some commercial/shops to facilitate the amenities in the Flora area.
    Oops giving them some idea, but nevertheless its possible... haha.

    They are quite generous with the facilities for a 400+ units development. Lack of parking spaces though.

    Over at Flora Drive, Frasers Centrepoint is expected to price its Palm Isles project at $850-$880 psf on average. Hedges Park nearby was released in April last year, achieving an $889 psf median price that month. Developer Tripartite last month disposed of eight units at $873 psf median price. Palm Isles' 429 residences will include a low-rise block with 28 'garden homes' each with its own private carpark lots and garden.

    $850-$880 psf on average should be quite reasonable. I tot with all the fantastic new sales going on over the last 2 to 3 months, palm isles is going to launch avg $1000 psf.
