    this is the bigger 1 bedder (646sq ft) vs the 592sq ft so to achieve the same 1.25m to 1.3m+ quantum, the psf is lower. 10% discount for a desperate seller is not exactly fast and furious.

    started a thread on the fine tuning of TDSR but i think maybe more applicable to the high quantum CCR properties. could mean a reduction in the number of bargains.

    This just shows that CCR private property prices some have crashed to 2008/2009 lows (or a drop of >30%)!

    It is fair to say that real estate in CCR has dropped about 30% from its peak. In OCR, we are not immune but the drop is only about 10%.

    for mispriced projects of 2007, for sure there are 30 to 50% losses. some e.gs. Cliveden @ Grange, Duchess Resi, bulk of sentosa, lumos, a few units in luma and latitude. some in ardmore, one tree hill, grange.
