    we are getting closer to China property frenzy .. ppl doing through legal backdoors to ESCAPE the CMs

    of course ... it does not mean we are at the peak yet

    and it seems like both SG/HK never learn from the Chinese's mistake of introducing too many soft / useless CMs, drag it across many years such that the system sucks in too many families until it is 'too big to fail'

    next crisis will be spectacular .. garmen must remove all CMs in one stroke as it is 'too big to fail' liao

    it did happen for some projects i guess.

    some others chop 10% also no one willing to pay that quantum. e.g. grange infinite, cliveden @ grange etc.
    oops, all on grange road why nobody wants?

    Grange road mostly big units?
    Not convenient? Too far from Orchard Road? Only 1 bus plying that road?

    yes, mostly big units.

    Grange Road holds fond memories for me. I used to have math tuition at the famous "Mr. Raymond de Cruz and Ms. Grace Liok" home in the walk-ups next to Colonnade.

    Yes, Bus no. 75 is the only one which serves the road.

    I love the way Colonnade looks! Too bad it's rental only..

    Pontiac family has class... the Millenia office tower is theirs too.. their projects just look so nice and timeless..

    Is Clonnade own by the developers or owner doesnt want to sell?

    resold at close to record prices and made gross loss in feb 2012 and another one also hardly made anything in feb 2013 after longer holding period:

    recap at the very start of this thread:
    bought 2010-01-27 3688psf (all time record high)
    sold 2012-02-14 3640psf

    this year's sale:
    bought 2007-10-24 3484psf
    sold 2013-02-20 also 3640psf

    gross gain: 4.48%.

    Prices will only drop if there is a crisis. Like Italy, new Government and exit Euro then stock dropped 30% in 1 month. This one confirm pull property prices down 10 to 15% easily. If no crisis, everybody happy. The most prices just stagnant. If rental is dropping and interest is rising, Singapore will most likely go into recession and property prices will of course start dropping. STI will drop as well because profit eroded.

    indeed so. personally, i didn't expect this thread to be still alive after feb or mar 2012. After a whole year, a few here, a few there, suddenly like cumulatively a lot!

    only 2 caveats lodged at 1667 and 1924psf in jan and all quiet ever since. in fact, transactions in D4 has just about dried up.
