    1 thing I know for sure, when OCR is almost same price as CCR, it means OCR is BUBBLEing or CCR is seriously under-valued!

    what the quantum for a 3 bedder in CCR vs OCR, and you get the answer.

    CCR 3 bedder, can easily buy 2 units of OCR, 3 bedder

    50% down payment plus 7% additional tax just for a CCR unit, is out of reach for average joe

    the 3.5m one is just one floor below on the same stack.

    even i, a skeptic is inclined to believe this tanglin park transaction is de-coupling.

    but i can't agree for many of the other units which were bought in 2007 or thereabouts and sold now. those are units with some serious losses.

    dont compare MM OCR new launch psf price to CCR old and large apartment.
    Its meaningless because we know its a quantum play in today's market.

    And within CCR itself, new launch price of LH MM units area already much higher than FH older and larger units. So is there no bubble within CCR?

    all these are big units. which cannot move after the TDSR kicks in and rental slowing.
