    In terms of rentability,8Rs is definitely more rentable than R38 n it will fetch higher rental also.

    In term of rental I think no much different u buy highly price you have to rental higher . Of 8rs is near mrt that the plus point

    Ofcoz if want to compare the porn and con there have alot to say in both project like 8rs is westsun facing ,layout poor ,too squeezed , but interm of price definte 8rs is more exp r38 ,

    There is good and bad for each project and alway subjective to how individual look at it anyway just giving my two cent view on this project

    Talking about west sun,R38 is west facing also on certain stacks..
    Layout is subjective,if it's that bad y is 8RS selling so well?
    plus point for R38 is the price! its cheap compared to 8RS.No choice they hv to lower it otherwise cant sell at all.
    BTW,hv no vested interest in either projects..

    The r38 is cheap because not deep inside is because the land they bought is just 24 million but 8rs the land they bought is 500+ million that y expensive . They have to tell high .

    Just like 8RS,only some stacks are west facing. In singapore u wont get entire project that is west facing otherwise d architect will b out of job soon.
    when R38 was launched last yr,sales was so bad thats y they hv to lower price n throw in freebies like stamp duty absorbtion to attract people to visit the showflat. I remember being the only 1 in the showflat on a late Thur pm.. n mind u that was b4 cm5.
    If u like deep deep location away from amenities next to PIE, R38 will b suitable. N it's cheap compared to 8Rs..

    They should not have squeezed the row of strata terrace 26 to 38 right in the middle of the plot, it is blocked in all 4 directions.

    Another pool with "secret garden" theme in place of the strata terrace would have been much better....

    Sales was not only bad for this project but oso on many other project that was launched during that period of time I rem. Either more of fear uncertainness from the global economy crisis from europe. Btw stamp duty absorbtion is all the while there since the day they start selling this project

    ya but this was extremely bad compared to the rest..less than 5 units sold during that time,it was real bad for R38 even with FREE stamp duty. LOL LOL LOL
    only later no choice have to lower price to attract buyers..it became cheap.

    Lower price, doesn't sound right bcos I too am looking at this project since the soft VIP launch and my friend who was the first few buyers who bough it had check the price recently compare back then and had no changed at all. The only different then and now is the absorber of the stamp duty, back last year it will be reinbused upon TOP but now is fully discounted off from property price directly, that was why there was an jump in the sales.

    Best of all this developer is well know for their stubbornness on their price announced if you familiar with this developer.

    Yah they are the nett price. But this was before the official launch on Sat. So I guess price might have gone up a bit.

    If u wonder why the low floor stacks 28 and 29 so cheap, it is because they are facing the strata houses with only about 5m spacing, behind is the multistorey carpark.

    5m spacing are u sure? In that case 1188psf also not cheap with quantum of 832k

    Actually no need to compare cos R38 is only a small project compared to 8Rs..
    So there is no comparison at all cos 8Rs is a big massive project.
    Only plus point i see for R38 is the cheap affordable price..

    In this case what is your view about 8RS and which is the project in this district that you think can compare to 8RS even journalist / property expert in last weeks Straits Times are comparing 8RS to R38.

    8RS is a big condo project 800+ units with full facilities whereas R38 is only 100 odd units apartment status! So how to compare?

    We are not comparing anything just feeling that 8rs 99yr lease project is abit expensive can buy the near by freehold and 999 yr lease project for the amount pay .

    I wonder how much mid floors and high floors would cost... $1,700 psf? Same league as Sky Habitat?
