    bro azeoprop, cross ventilation in one direction is bad fengshui ... so not all types of cross ventilation is good

    Most of the 70s and 80s hdb flat design have good cross ventilation.

    Visited the Sea Esta showflat. 4 bedder: Very strange layout. After walking in from main door, walk past Utility Room first, then Bedroom, then living room. A little all over the place. The main living room balcony with sea view is blocked on one side by the wall of the adjacent block, will be quite dim and not panoramic view. Small development with very limited facilities.

    Sea Esta 3BR layout with panoramic sea views seems better than Ripple Bay when compared.
    It has a bigger balcony due the dining and living area.

    This weekend should be official launch, you should be walk in and buy, no need to ballot. I don't think demand be that hot that need to ballot for this proj. For seafacing ones, you might need to contact one of the selling agents for 'VVIP' launches cos' they might not be much left if you walk in.

    Purchase procedure should be

    1) Customers buying more than 1 unit go in first
    2) Customers buying Penthouse next
    3) Rest of people who registered will be balloted to go into the showflat to buy at counter
    4) Thereafter all those people go in already, showflat opened to public

    Sea Esta facilities very limited? Got pool got gym, clubhouse and even tennis court.. whats missing in Sea Esta compared to a normal condo?

    Was comparing to the next door larger development Ripple Bay which has 2 separate pool concentrations, Sky Lounge, Sky Gym, Sky Garden, Beach Volleyball Court, etc.

    Heard demand for sea facing units very good, just wondering how developer will manage launch purchases for units with more than one interest.

    Wont b so hot already.. sentiment is bad now.
    pasir ris is getting overly congested in a few years from now.
    The sea view in pasir ris is not nice also,just becoz its sea facing,people
    get so excited.

    This one still 6M2 balcony and 2M2 AC ... which is 8 / 60 = 13.33% wasted space, living room can only sit 2 persons and the 2nd bedroom your head and leg will hit the 2 walls ...

    The Dual Key Unit has a service yard located outside the main unit and the studio unit - so the owner and her/his tenant from the studio unit can share the service yard to dry their clothes.

    The plus side of this layout is that it is a good use of space.
    Negative side is that there is less privacy on the clothes being dried!

    To me, the plus side outweighs the negative side.
