    officially, any projects without tennis court are classified as apartments. Those with tennis court then are classified as condominium. That is why even hot projects like bedok residences and katong regency are classified as apartments on URA. Anyway how many residents in singapore actually really know how to play tennis

    Sorry mate, nothing to do with Tennis court. Even if boutique development choose to give up mini swimming pool to build a tennis court, it will still be classified as flat or apartment status. Please refer to URA website for FAQ.

    Someone says before, the difference betw apartment and condo is one with club house and the other is w/o. I.e common facilities.

    But in web sites, The main difference is in land size. apartments tends to be smaller than condo in land size.

    The total land area of the development should be at least 4,000sq.m. or larger;

    Anyway, what's the fuss over it?

    i believe they go by no. of units in the development. Above 200 units or something they call it condo. below which they call it apts. in both cases, it doesn't matter if there's a tennis court or not.

    look at casa cambio / guillemard edge. why did they sell so well? Rare to find such new projects with freehold condo status these days. the ENTIRE Geylang only has got 3 Condo status projects.
