    Default LR - Leedon Residences Launched!!

    Drove by LR today....

    Many cars outside...
    so went in to have a look, finally launched to ex owners and invited guests!!!

    300+ units
    majority 3 bedrooms (2100sqft) and 4 bedrooms (2600sqft)
    2 bedrooms not launched....

    at least $4m per unit.

    average price 2100 psf....

    price ranges from 1880psf to 2400psf...

    so big units and PSF also very high...

    But finishing good and high ceiling 3.4m.

    Lets see if sales is good...

    might be the start of attention shifting to Farrer area with the GLS sales of two farrer plot and the Tuan Sing enbloc Serene Apartment

    must be because of recent strength in Dow / STI ... CCR big units normally have high correlation with STI

    Looks like mkt is expecting sti doing 3100 soon. Sentiment seems to be good.

    Although the absd still cuts. At this level, buyers are not upgraders, therefore most likely will be hit by absd.

    But 1880 sounds too low. For the PES ones rite ? I'd imagine normal 3bd to be at least 2k

    Low Floor facing substation and PUB water station....
    All units have balcony and bay windows....

    And you must remember, its big units 3 bedrooms at 1900 psf so cannot price too high.....

    The best facing is going for 2400-2600 psf.... GCB and swimming pool view

    Not surprise.. the last time HOT project with big units sold at high psf was THE GLYNDEBOURNE.. all around 1800-2200psf.. easily transacted at 3-mil to 4-mil.. D10/Dunearn Road.. only beside Farrer Road

    Dint know how many units so yet..... I also expect their pricing to be same as Glydebourne.... But definitely more luxurious and spacious as compared to Glydebourne plus not beside main road...

    Lets see whether this project will kick off buying interest in farrer leedon area

    Fwah guocoland going all out riaox? Their showflat seems to be getting ready soon for their 1bil land price at their other Tanjong Pagar mega development soon...

    FWAH! Finally launch liao. Preview got sold out or not? Since delay for so long, presumably should have a lot of pent-up demand accumulated?

    300 units only. I'm sure quite a few forummers who claim to be wealthy and only look at CCR and look down on HDB dwellers can buy a basket of units in Leedon Residences. Or else just sell to PRCs and NRIs lor.

    Teddy.... GCB inside also have to pass HDB to get in......

    Don't sound like a sour grape pls. Across the road will be d,leedon to the east, gcb to the north and condos to the west and south.
