    Thanks ... this is 2br premium floor plan ... very efficient layout and both rooms able to fit queen size bed .. what is the balcony 'open to sky' means?

    Means partially sheltered balcony. Take note this floor plan is for 14th floor so may not be representative of all floors 2BR-P.

    In terms of layout, I'll take a close look later. The clipped corners are strange though and seems to lack a place for shoe rack.

    Check out kovan residences price quantum? A 2bedder cost 1.2mil

    Not referring to 2bedders n beyond. Was referring to 1bedder being quantum theory pegged to upstream CCR MM [7xx-800K+], as well as downstream for Non-CCR MM [4xxk region].

    Everything is relative.

    For those non ccr mm 4xxk, their 2bedder is in the range of 700k.

    There is no 1bedder at kovan residences. However based on 1.2mil for 2bedder, their 1bedder should be about 800k if there is any.

    Yes you are not wrong to say that, likewise a 1.2m CCR studio is also in the range of a 1.2m Kovan regency. In that case there will be no end in comparison.

    My basis of it being overpriced in terms of the quantum theory applies only to studios and MM. For example if a CCR MM is 7xxk-800k+. The gap compared to a standard CCR studio [upstream] about ~1.1Xmil is a comfortable 3xxk. If you compare a non-ccr studio [downstream] at 700k. This gap is reduced to about 100k. In terms of appreciation it is rather limited.
