    Default Properties in US for investment

    I am looking around for investing in US properties.
    How many of us here actually own a property in US. Do you feel its a good alternate source of investment. Any regrets or concerns.
    My main reason of looking outside Singapore is because I find the SG properties way outside my budget.
    Also, with the US$ getting weaker, it seems more affordable now.

    Properties in Asia have appreciated alot. Open to considering Malaysia but feel US may have higher upside potential.

    hm for investment? how are u going to monitor if you buy there? assuming u are gainfully employed and based in SG

    U.S properties are very cheap, but the problem is the distance.

    If anything goes wrong and you need to fly there, it may wipe out your entire annual rental income.

    a lot of things work well on theory and paper, but in reality things can go very wrong and you thought you had the perfect plan. for me, i rather keep my property close to my base where i can inspect and monitor without incurring much cost in terms of time and money. thats why i can never be a property magnate like donald trump

    Price may be low, cost can be high.

    I spent lot of time in looking for US properties, just shared my 2 cents of knowledge here

    1. most agents selling here are about 30-40% mark up
    2. quantum is always at the sum that not worth for u to fly over to do due deligience, one street different in US could be a world of different.
    3. must form LLC
    4. tax is high, got capital gain tax, US$ is weak
    5. cannot get credit
    6. u cannot manage....

    There are lots u can read up yourself.
    I have a group of friends full time there, just buying, they have accumulated about 70+ properties alr, but did not check what is the latest now.

    They are doing it as a business, collecting money from others and buy
    so they earn commission, mgt fee and also lion share of profit upon sales

    Sounds logical. Workable too.

    I feel US properties can sell but cannot buy. Meaning your friends' modus operandi could actually work.

    I do visit NY on and off for work related stuff. Too confused as I have a few friends who are based here but happy with good rental returns. They dont own landed but more like studio apartments costing about 100K with rental of 1K per month managed by agents. Its the agents responsibility to ensure maintenance and steady rental.
    Again, all hear-say only lah!! I never see how much overhead they have in terms of maintaining the property hence asking around from the gurus here if they own something in the US and are happy with the investment .
