    ECO probably going to be hot judging by the quantum for 1 bedder, larger units will be a challenge, seems like threshold is around 1.3M for most developments, regardless of actual sizes.

    Certain developments may experience high take-up rate at the beginning due to the lower quantum units, but its is a challenge to move the rest of the higher quantum units.

    Foresque marketing strategy works for it as it released in batches, its median price has increased over the last year.

    Hillview Peak is another development to look out for in terms of pricing, as with Hillier, there will probably be more foreign interest due to its proximity to MRT and amenities like Railway Mall and HillV2.

    There after the Development next to Diary Farm with more accessible distance to Hillview MRT station.

    At the end of the day, when the DTL is ready, we shall see how the demand for this area develop. Nobody talked about the connectivity of each of the MRT lines, but, if you look at DTL, it connects all the important CBD and Marina area. The NS line is one long journey from North to Marina and is usually jam packed. You can probably get my drift if you spend some time looking at the lines and where they connects and how efficiently they connect.

    View is one thing, you travel to work everyday.......noise, views, etc....these just fade of as the novelty or irritability wear off, at the end of the day its the livability of the units you purchase, which usually relates to going to work and coming home to a place with sufficient space to rest and chill....that is if your purchase eis for home stay.

    For rental and capital appreciation, high quantum units may not pull in the necessary rental and selling price to offset the differences if its too great a difference.

    In fact the greater the difference in purchase quantum, the mor fit favors the low quantum units.

    Some blocks at foresque will actuakly have a good pool view. Not in their development but look at Tree House's pool.

    Bro.. Can post a pic to show the distance between all the condon and the pie plus the reservoir view .. Just 1 2 know where is the 2 reservoir.. Plus tree house ,fr and es face it .. It will be useful for all the new buyer.. At least they know Wat the view like can see or not.. Tree house first block confirm can see 2 reservoir right?fr blk 105 also can also see .. Wat about the rest? Today went over the site . Es agent say Vvip view at 17/11/12

    Actually, ECO like the HDB flats has less buffer zone from the forested area to cut to the BKE traffic noise.....

    The site next to the school should get the most of the reservoir view.

    ...oops typo error in the light green area next to ES and HDB....I meant to say that the park area opens out to a clearing, thus less trees in this area to buffer the noise from BKE.

    I went to the 2 hdb near to the round about exit.. The noise is very loud at 20 floor.. Thanks

    Like I said, the HDB there has vey thin buffer, whatever trees remained there is rather thinned, and the roads including the main Bt Panjang Road does not help, Forest is probably the best placed in terms of the buffer.....yes the noise the is real-lah, and the quietness on this end is also real-lah, don't worry.

    ...but be warned, some would add, cannot be compared to those near the Reservoir in a land far north.

    If you ask noise experts, they will tell you as long as your unit at tree house or foresque or eCO Santuary can see the expressway directly, the tall trees/forest will not shield the noise from vehicles moving along expressway(BKE) that travel to your unit.

    This is more so if your unit is higher than the tip of the trees. Higher level, cost more, noise buffer less or none. Sad but true.

    Thanks for the photo again. This indeed can help all new es buyer to decide which block and facing should they buy. Plus we talk about noise, the 有山有水 view but still no one talk about the small little road lead into the reservoir .. Went there almost every 2 week . It fun to bring bread and throw it out of the car to feed the monkey.. Nice cooling fresh air.. For those love to jogging and mountain biker this is a good place to explore .. Fun nature to bring kids along to see small insect ..

    you should. dairy farm will not face noise problem. not to worry they will not take away the trees becos a institute next to be build.

    Living in S'pore, traffic noise is a norm, unless u stay in a jungle. But, airplane noise is Not.

    looks like plot 2.1 (trailer bay) is the last piece of land for condo project.
    the whole stretch of land opposite foresque may build landed house.
    to maintain the view and airiness of the area.

    The lighter green area is earmarked under URA Master Plan:

    These are areas used or intended to be used mainly for sports and recreational purposes.


    Unlike some other areas.....where the area tend to be cleared of all the trees and for some open recreational purpose, the area here will retain much of the trees.
