Just been curious, why the PH unit is not selling out despite the psf is below $1600?
If the PH suitable for own stay considering all the other units are MM ??
Need advise from gurus.

for starters those with kids will probably give such a development a miss.
it's probably good for making kids, but not for raising them.
You mean because neighbours are all foreigners or just tenants? So not a good living environment for kids?
My kids are quite grown up into Sec Schools now, not sure that will be a problem or not.
lookg at the plans even for the biggest unit, doesnt it look a bit cramp if you have biggish kids?
after you minus the roof terrace, the bomb shelter, the staircase, the 1400+sf maybe left 800 sf...
and also compound space, facilities generally good for kids. with the same budget, aspen heights right behind is a much better choice.
The penthouses are more worthwhile if you're using them as an own stay; for investment in D9, usually 1-2 bedders are more popular. They're great units, just that it's harder to sell because they already took down the showflat and agents are generally not marketing it much anymore.
It's possibly the cheapest PSF in town for a brand new development I'm pretty sure.
If investment based on rental yield, I think LIV at Sophia/Wilkie is quite a good buy.
