    Sengkang central is having difficulty in positioning themselves in the market indeed. Given people if looking at Sengkang might as well go Punggol since it is just 1 station away. But l do not agree Buangkok has a better position than SK either. There is nothing there. And with SK, Punggol, Hougang, Kovan and Sarangoon all has a sizable mall, will there be a new mall in near future?

    There are 2 plots of land on the south of compasspoint and compass heights. Not sure if there will be new malls coming up as these are slated for commercial developments?

    According to news report there might be a hawker centre integrating with mixed commercial/community development at the empty land beside the buangkok mrt station. Don't think it will be at the level of a proper shopping mall. But that will mean another bto instead of condo on that big piece of land.

    But I disagree with you that buangkok is not in a better position than Sengkang. I feel over at Sengkang is too packed. With luxurie, the new bto and condo coming up, there seem to be no view and breathing space at all over there. Sometimes amenities are not everything. You just need a few decent amenities good enough already.

    Please update once there are more floorplans released. For me, I am more keen on the 2 bedders. The one you shared is for 112 units only. There should be >200 units I believe so if there are more info, floorplans for 2 bedders will be great. Thanks

    The main big advantage over the Luxurie is this one got a side gate that links with the sheltered overhead bridge to Sengkang mrt. Another plus point is at least 1 of the common room can fit a double bed which Luxurie cannot.

    share one way to utilise the ac ledge area. fix up those extendable (either from wall sides or ceiling mounted) clothes drying rack.

    that way you won't create unsightly scene at the balcony plus you can free up more space to move around.

    Developers nowadays are doing that for AC ledges. If the authority include them in the GFA, developer will prob strink them to the right size in future design.

    Bay window is a good example of how it evolved base on authority policy. You hardly see them now.

    I hope new buyers do not fall into the trap for buying a 80+ sqm for a 3 room for 100+ sqm for a 4 room. The area is only for a more livable 2 room or 3 room unit.

    Based on the site plan likely most of the units will get NS facing
    except BLK 50,52,54

    The La Fiesta developer is squeezing many units into the site - almost 810 units on a site area of 190,523 sq feet.

    Compare this to the Luxurie next to it - only 622 units on a similar sized site (about 191,205 square feet).

    Not true. La Fiesta's plot is bigger about 260000 sqft

    I like how they market it...."any specially crafted gardens such as cactus garden, grass garden, millennium garden, palm garden, silver garden, bamboo gardens, and sinful gardens provides variety and colourful surrounding of living here...."

    I wonder what is sinful garden.....can put so many garden in that piece of land?
