    Wow, so many units on 240,000sqft of land. I wonder how the developer going to sqeeuze them onto that plot. Anyway, I think this should sell well as long as they priced it right. This plot is very much better than Luxurie. The developer will do well if they build shelter at the side gate to link residents directly to the overhead bridge to Compass Pt to shield them from direct rain or shine and make it another integrated project to the shopping mall n MRT.

    Only thing of concern is the developer itself. If I recall correctly, EL development was the developer for Rosewood Suite in Woodland. Many complaints on quality and workmanship. I hope they have improved since then.

    Higher psf is most likely but cannot be that much higher. Smaller size is definitely the current trend.

    The luxerie agent told me the land sales of this one is more expensive.

    More expensive land = more expensive sale price but cheaper land does not equal cheaper sale price...

    Yes, already sold last year. Winning bid was CDL. It is just beside the EC Espirina and opposite the quartz. About 200m to buangkok mrt.

    Land price slightly above 500psf. Break even close to 950psf. Think launching price should be around 1000 to 1050psf if CDL give chance and don't make too much like Allgreen. Break-even low 600, launch above 800psf.

    I think should be launching soon. The land was sold same period as this condo la fiesta. (oh, the land was bided this year jun and not last year. I make a mistake here)

    800+ units while the BTO near door that has 33% more land only has 928 units of 3/4/5 rm HDB.

    I think building to building is going to be very near.

    Yeah, no site plan, floor plan, price indication, what is TS expecting readers to do? Anyway I think Sengkang central suffers from a lack of positioning. Punggol central has big mall and waterfront park. Buangkok also has amenities and is nearer to KPE. Further down, Hougang has old school amenities like wet market and better food choices.

    but general unit composition and rough sizes out. no penthouse in the development (info as of now). Only 1 to 5 bedroom units development only. Probably know nobody will buy penthouse in Sengkang Square?
