    Those low units facing car park + exhaust are no good. The site layout has the problem of giving too much space for the garden + pools, as a result the towers are being pushed back and located too close to hotel oasis and novena square. However, It also means that those garden facing units have all the best view and privacy, and are able to command higher rental and selling price. Buying the best units in a property is important? Being adjacent to TTS is not really a problem. Fengshui or not, Soleil property is one of the most popular and successful in Novena.

    been to see a few units around the area. For Soleil, main attraction is city view for the high floors and good facilities and near MRT. But a lot of units face the hotel/blocked or TTSh or novena hosp. for investment ok, for own stay some owners may not like. the mortuary is just around the corner, again, no issue for some but maybe an issue for others.

    the convenience attracts tenants, so probably why rentals are good.

    As for issues facing carpark and exhaust, it also depends on the individual's views. For example, a lot of the units at Viva face directly the carpark and the exhaust/ventilator shunts blow directly in its direction. can be loud at night. again some may mind while others don't.
    whatever one's views, prices of these condos are still very high.

    Whatever the concerns, rental generally good
    Problem will come 15-20 years later when its lease gets much shorter and most devepts there are FH.

    No worry lah! The area will be developed into a "world class medical centre".
    There are currently several high profile medical projects at various stage of development. More such projects are coming....Novena square office rental is rising again.

    That would help.

    However, some agents said the waters are a bit unknown, and the test case for LH in the area will be Amaryllis.

    Think Amaryllis is into 16 years of its lease and another 10 years or so, may get some answer how it fares against the FH in the area.
