    #07-06 facing Novena Suites. View blocked. $1300 psf is a fair amount. I believe that this unit will be rented out as owner unlikely to live there due to unit directly facing the Novena Suites.

    According to brochure, stack 6 is not facing to Novena Suites.

    Anyway, units in stack 6(and stack 7,8,9 & 15) starts from 7th floor, so can say basically all the units above 7th floor of stk 6 are supposed to be higher than $1300 psf in current market.

    Stack 6 is an ideal unit for living as it's 2+1. Unfortunately, the medical suites is blocking it unless unit is above 20 floor

    I wonder on the first night, how many families will be staying overnight?

    There will be a mad rush to rent out the units. Rental confirm depress for a while as people can cherry pick.

    I hope my neighbour upstairs is not the inconsiderate type. Hopefully it's one of those F&N directors or their immediate family members.

    I believe that the first year, lots of residents will be bringing their relatives to look see the place. Weekends sure very crowded.

    Perhaps I should only move in several months later. Good thing mine has private lift.

    I estimate this place has a owner occupancy rate of at most 50%.
    There should be betweeen 50-70% of units for rental.

    What I remember from looking through those financial crisis, most of Soeil owners have strong holding power.
    That`s why there has not been many fire sale or overdiscounted units in the market so far.

    So I don`t expect Soleil owners will recklessly rush to rent out their unit with inconsiderate rental for a short while.

    You said will move in several months later, that means you have strong holding power as well, right ??

    Unit sold in Apr. 2010

    These are units sold by developer. Highest price of month is 1750 psf.

    Last week visited Show flat to check the current price for left-over unit. There are 26 units left, most them are loft units and 3bedrooms. I was interested in studio but no more left even in the top floor.

    People in show flat found some sub-sale 1bedroom unit for me on 15th floor and asking price was 1650psf, and was told no more unit under 1500psf in the market now.

    Was considering studio but price quoted above $1700psf for #28 floor east facing. Not able to neg for flat $1700psf.
    Thinking of going to showroom again. Anyone can confirm no more studio left? Thx

    Yes. Gathered from the showroom that no more studio available. You may want to call the showroom to check instead of going down.

    No one will know what will happen tomolo let alone one year or two years from now. I guess not many people would expect that singapore's property market would go into a bull run last year when the world was still in recession. I personally think that investment in property or any other financial instruments is about holding a view, be it short, mid or long term with certain calculated risk. Hence, it may not be wrong to hold the view that there will be influx of expat in the coming years.

    In the first place, why choose Soleil? There are much better estates nearby and better located & FH some more!

    i was also asking myself the same question but i think some people pay good money for this 99yr LH coz it is so-called the most prominent full condo in the area as it is the tallest. i agree that getting a FH makes more sense in theory, but to some people, appearance is more important than tenure coz they know they will never outlive the tenure anyway...

    I guess it is difficult to get a FH (studio) around this area at this price range. The prices for the studios for this project are mostly around or above 1500 psf... Doesn't seem to drop even during this period when the global situations are still hazy.

    I mean the no agent part.

    If buyer is informed, seller is informed, we dont really need agent to "convince" either party to buy/sell.

    I believe a genuine buyer will be knocking on your doors soon!
