And when Esparina residents have move in, they can enjoy the noise dust and pollution from the CDL condo and BTO when both constructions are going on

Good point. This project if launched @ 1000 psf, will be a sellout!

La Fiesta is expensive in terms of psf, 1200 psf. It will be interesting to see the price CDL launches it. If < 1100 psf, it should outpace La Fiesta.

This is very near MRT. CDL probably would not want to do too much charity work. Also UOL just won another plot in Sengkang West which is expected to be launched above 1000psf and that is not anywhere near any MRT. My gut feel tells me should be an average of 1150psf to counter La Feista 1200psf.

I hope CDL dun do a La Feista and offer 3 bedder compact at 893sqft. Lots of developers even big boys like Far East these days playing the shrinking apartment size game to keep quantum affordable. In 2008 period, 3 bedder 1184sqft. 2010 period became 1130sqft. 2011 saw 1076sqft and 2012/13 even more amazing shrinkage.

Roxy Home, Fragrance and World Class Land even more champion.

Actually 3 bedder 829sqft can be done comfortably, just make small balcony and small a/c ledge and no bomb shelter. Type C1 of the nautical is a good example.

Far East project balcony already small in a/c ledge relative to other developers. If 829sqft, not just small balcony or no bomb shelter/storage room, also no yard and no WC which used to be included in 3 bedders but fast disappearing...not to mention tiny bedrooms. The term comfortable is very subjective. Compare to a 1184sqft or 1270sqft (b4 2008) 3 bedders, which one is more comfortable?

800+sqft at most should only have 2 bedrooms. Any more than that and it is starting to feel very cramp.

Moving forward, this type of sizes will be the norm.

1 bedder studio shoebox is spreading to 2bedroom shoebox and 3bedroom shoebox...these days even Penthouse also got shoebox.

    Well done.

Depends on interior finishing and layout also, I think.

UOL plot at Sengkang is good. Idyllic location near Seletar mall. Unblock facing northeast, east, southeast to little river (not longkang). That one also worth the wait! Would prefer this location but family members think otherwise.

Problem is no storage space. Only 3 wardrobes to store everything. Got to be highly disciplined to throw away things

where is this located? Next to H2O? If it is, then the east is actually a semi-expressway running parallel next to the river!
