    Default Is Bartley Ridge a good buy?

    Hey guys I just did a review on Bartley Ridge =) Let me know if there are any points I have missed out.

    A decent review although I would like to add further:

    1. Near to MRT is one thing, but near to interchange is another. BR is near to ALL MRT interchange and it transfers one to practically the middle of each MRT line, whether its the EW, NE, NS, or even the Downtown line once its fully completed.

    2. Consider buying underdeveloped areas, which provide wider Capital appreciation but is also a gamble on its own. J Gateway and Urban Vista are at more developed areas, thus the bigger pricetag.

    3. Safe buffer for Margin Call. With the OCR properties such as Watertown, Urban Vista and J Gateway calling for higher PSF, it provides some buffer for price correction for BR in a way.

    4. Uncharted waters in terms of rental as Bartley has a lack of "competing" condos. This is both good and bad.

    5. It's Mt Vernon Crematorium, not Cemetery. It's a whole lot of difference!


    I think it's obvious I'm biased towards this project...

    - No variety of shopping malls?
    - Is it near to any major expressway for driving convenience and saving time?
    - How near to Maris Stella Primary? If not within 1km is useless right?
    - Near to any major Park like Botanic Garden?
    - Any open space so that the units are not looking at the walls of tall towers in own estate or the tall towers of neighbouring estate (blocked and totally short-sighted view)?

    Bartley Residences will be a better choice as they are on higher ground and more open. I must qualify that I am not vested in both projects.

    Agree that Bartley Residence has a more premium feel and closer to amenities like Kensington Square retail.

    Not vested too, not a agent as well.

    hi Ridge has been launched for almost coming to a yr and is >85% sold. y do u wan to do a review now?

    lol ... Ridge is in D13, y u compared wif ocr wor?

    Strangely I don't agree with you on most of your analysis. Things like:

    Pro - Near To The Huge Tai Seng Industrial Park - I think being near business district and near industrial park is very different. What kind of tenant pool will one be expecting from industrial tenants?

    Pro - Closely Connected To The Kallang Paya Lebar Expressway (KPE) - I think it is easier to get to CTE via Bartley flyover than KPE. If you have travel along KPE during morning peak, you will know that exit towards KPE is congested. And convulated. So until the road network there improves.

    Pro - Near To Upcoming HDB Development of Bidadari Estate - I don't know how much positive you can get from Bidadari HDB. Especially if you have taken a look at the model, you will find all amenities and the proposed town centre located a distance from Bartley Ridge. And how about the next five - ten years of constructions noise and dust just next to you?

    Personally I prefer Bartley Residences as well but it is already sold out.

    cos a few of my clients have been asking me about it and after doing some study i feel that this project still got alot of potential =)

    Near To The Huge Tai Seng Industrial Park

    I do agree with you that the tenant profiles in business districts and industrial districts are different. However, as I have served many tenants under company leases located in 'industrial districts', I can safely say that there are many high profile tenants earning huge salaries working in B1 industrial areas.

    unless the industrial zoning is B2, then most likely only the towkays can afford =)

    Closely Connected To The Kallang Paya Lebar Expressway (KPE)

    Yes you can have easy access to CTE via Bartley Flyover (maybe i should add that in the pros ) but the reason why i listed KPE is because of its versatility. Especially with the opening of the the 5-lane MCE, getting to the CBD or the Marina Bay area is very easy. I have travelled there in the morning peak so I have experienced the congestion there as well, but then again.. its the morning peak.. haha

    Near To Upcoming HDB Development of Bidadari Estate

    Now this is the one im not too sure about as well and i agree with you that the upcoming Bidadari Estate might pose so inconveniences to residents.

    But i do believe that it will raise the vibrancy of the area with new parks and amenities being built, even if it is not necessarily a direct plus point for Bartley Ridge owners.

    Yeah, I received the request for payment through the law firm. There was an appended notice of certification of completion of foundation works.

    no leh, URA indicate 14/1 which is today mah~

    ya that was a shock for me actually, location like Seng Kang can easily achieve higher ppr than BR(49x psf ppr?).... i hope the one opp BR get abv 700 psf ppr haha
