    Quite a lot of people at the showroom today, the three and four bedder layout quite good, like the low plot ratio and convenient across the road.

    Sales not bad according to agent when I visited. Something like 130 out of 170 launched on furst day. But dunno latest sales no with new released stacks

    Elitist Development has started sales at Stratum in Pasir Ris, with average prices at S$900 psf. Around 170 of the total 380 units have been launched.

    The low-rise 14-block condo offers studios, one- to five-bedders and penthouses, as well as four-bedroom dual-key units. Sizes range from 432 sq ft to as large as 2,446 sq ft for a five-bedroom duplex penthouse.

    Following last month’s lacklustre private home sales, analysts predict May’s figures to hover below 2,000 units as most of the scheduled launches are rather small.

    Pricing is good but the finish may not. Visited Stratum and Jewel (Buangkok), and I can see the differences in the finishing. Of course the pricing too.

    5min walk to beach? 10min to city?! WAHAHAHAHAHAHAHAHAHAHA, never knew pasir ris became the new D9/10.

    try walking along the winding road to the beach and ses if it takes 5mins. perhaps the sale guy just took the shortest distance, without considering the fact that he needs to climb over undergrowth and private houses.

    You will never get regret. it's convenient to your everyday needs - Food, shops, market, etc. unlike some HDB flats quite a distance away to these amenities.

    hi, if you go down elias road winding past sungei api api, its the long way to walk to the beach.

    from where the entrance of the showflat is, turn right onto elias road, then left to pasir ris ave. that way is about 1 min on bicycle and about 5-10 mins on foot to get right to the beach, depending on your pace. 550m

    Buyers made a beeline for recently launched mass-market projects over the weekend.

    The new projects high on the shopping list included Stratum in Pasir Ris (this project proof to be popular), Whitehaven in Pasir Panjang and Corals at Keppel Bay, which were all launched or previewed last week.

    The Straits Times understands that the 380-unit Stratum moved about 190 apartments (50% sold) on Saturday and Sunday of the nearly 250 units released in the first phase.

    Units at the 99-year leasehold development were launched at around $900 psf. Sizes range from 432 sq ft for a studio to 2,446 sq ft for a five-bedroom duplex penthouse.

    got the chance to visit the sf and I am impressed w the finishing and layout of the 3br. Don't rem any developer providing stone flooring and timber strip that is of such good quality in many projects at this px. Value for $ if you are into low rise and 1099sf is quite neatly utilised, no HS, BW and spacious living rm ... Having said that, one of the br is sacrifice to only be able to accommodate a single bed...

    Forget about 10 min drive to city or 5 min walk to beach/mrt and all the marketing. Amenities across the road is self sufficient for day to day stuff. Basically livable at 900psf ...
