    Underpriced when New Futura is now between $3500 - $3800 psf ???

    Its Apartment status

    i went to view during launch ...

    loved the location ... but didnt like the fact that one of the bathroom window opens out to the balcony ...

    that is to say ... the crap smell goes to the balcony ...which is part of the living room ..

    Might as well buy the freehold resale condo with full facilities now still going for about $2500 psf nearby along Paterson Hill and nearer the Orchard MRT station and shopping malls (vs this apartment that is farther away (with 99-years leasehold only?)!

    Went to see three units recently as there are owners selling the three different stacks. All super large with no bay windows. All rooms with floor to ceiling windows. The planter area can be converted into a small balcony. The ceiling height is around 3.2-3.3m. I like the 1410 sq ft (stack 1) configuration. Maid has a proper room + toilet and not sleeping in the bomb shelter.

    Completed At: 2005 (13 years)
    Tenure: FREEHOLD
    Project Height: High rise (28 floors)
    Project Size: Small (80 units)

    I think the answers can be found on most of the property for sale websites. Just wondering why the great disparity between LHR and New Futura... and even as compared to Cosmopolitan. It can’t be because it is apartment status right? LHR has full condo facilities. It even has a tennis court.

    Why buy a rolls royce over a hyundai when both will get you from point A to point B? why drink 500 dollar wine over a 20 dollar wine when both gets you drunk the same? why wear a patek philippe over a casio when both tell you the same time? why pay 3000psf+ for the marq when you can get paterson residence at 2000psf across the street when both provide you with shelter?

    in the past people simply say Apt has no facilities while condos do..

    the difference is the amount of land used...

    apt can have full facilities ...

    PART III - REASONS FOR REFUSAL

    The total gross floor area of the proposed building is 10440.8587m2. The overall plot ratio is
    2.7988 (gross). Total gross floor area of the proposed building shall not exceed 10440.8587m2. The
    overall plot ratio shall not exceed 2.7988(gross).

    The Gross floor area of 1043.7986 sq m for the balconies shown verged in ES20050711R0184
    cannot be converted to any other uses for any reason whatsoever. In the event of any
    redevelopment, the said gross floor area of 1043.7986 sq m can be used only for the purpose of
    new balconies.

    The height of the building in the development is not to exceed 153m AMSL.

    Been waiting for 2 years for someone to sell their 1410 sq ft unit. I think this LHR has fantastic value given that it is nearly half the price of New Futura across the road. But no one is selling since the last unit was transacted at $3.3M.
