    it's v clear that Capland learned from their mistakes and went back to their basics. Just selling based on the location and getting the sizes right this time. Probably gonna be more attractive than Thomson Three w similar quantum but higher psf?

    Why so many Skies these days? Coz Sky is the limit? I remember seeing SH ad: Sky high view and down to earth prices. If SH is down to earth, then Sky Vue price is ???

    Can anyone tell me in what way these layout are humane?

    I guess it depends on each individuals perception of "humane" in this aspect. IMO these layouts fare better then many others, with walk in wardrobe. For sizes around these, whichever layout will probably have a sacrifice in it i.e bigger living/smaller bedroom, with balcony/smaller living etc . end of the day, depends who value which more.

    of course, can also consider sky habitat bigger sizes 1 and 2 bedrooms

    i avoid bishan, ang mo kio, serangoon, hougang project like plague simple because of CTE
    CTE is the worst expressway ... always jam going to and back from town. somemore says 10mins drive to orchard. erp until night still need to pay.

    1 bedder looks alright but the 2bedder is too small especially the 2nd bedroom and living room.

    curious about their 3br units, so much wasted areas (the only good thing is there are service yards), how to sell?

    I think this one should move faster than SH, cos' it's a no frills condo w good location and smaller quantum. I don't mean it is cheap but I think if you compare to Thomson Three, this probably is a better buy IF you can live w the sizes ...

    Can also be a good investment for rental too, near established mall, MRT interchange and bus interchange. 6xx for 1br, i would say easily min 4-5% yield taking current rental analysis and renting out would also be easier due to the amenities. Even smaller sizes units in other city fringe projects, have already seen good demand.

    Probably have to come down and see for yourself!

    Just came back from the show flat. Very compact design. The living room + dinning is reasonably sized. But bedrooms are rather small, just nice for a single bed and the build-in wardrobe (nothing more). The 2 room show flat is rather misleading, with lots of ID effect. The tv was positioned not in front of any sofa or seat.
    in short, good for rental. For self stay, have to live with the condensed size.

    No price yet.
    Just want you to indicate your interest.

    the place was crowded. But for day 1, I expected even more crowded. Obviously Thomson three's day 1 crowd was more overwhelming.

    I also think there will be demand for the 1br and 2br. But judging from the layout, the 3br and the penthouses are hard to sell. It is really a pity. So big quantum, but all the rooms are so small.

    No doubt that is very possible. The lower quantum,location,liveable concept makes this very attractive based on the response today. The other comparisons also do not have a big established mall like Junction 8 for convenience.

    1 bedroom (120 units), 2 bedroom (200 units). 2 bedroom suite (192 units) constitute 74% of the total units. Majority with good unblock, pool, facilities facing. Check out the 1 bedroom at 495 sqft without balcony, definitely a livable choice. 2 bedroom layout concept with open kitchen and 1 balcony is well-spaced too. Don't u think so?

    Hi mwchua,

    Block 3 is a distance away from the mosque despite the mosque is north-east of Sky Vue. Based on some distance material as reference, i would estimate the distance between block 3 to mosque as around 45m away (this is a personal estimation and may subject to variation).

    Currently Sky Vue indicative pricing as following:
    1 bedroom 484 sqft from 6xx K
    2 bedrooms 678 sqft from 8xx K
    3 bedrooms 1141sqft from $1.5 Mil
    Penthouse from $3.0 Mil

    For 1 bedroom typical unit, we have 2 sizes; 484sqft and 495sqft, both layouts without balcony. Say if the starting price for 1 bedroom 484 sqft start from 699k, the calculated psf will be from $1,444. It could be lower if the starting price is below 699k.

    Agreed. Just cannot understand why need 2 balconies. The space of the 2nd balcony can be used to increase the size of the common rooms such that a queen size bed is allowed.

    THE American asset manager BlackRock has raised its stake in property giant CapitaLand to 5 per cent.

    CapitaLand announced on the Singapore Exchange (SGX) at lunchtime yesterday that BlackRock's holding reached 5 per cent last Thursday after it acquired nearly 1.6 million shares in an off-market transaction.

    It is unclear how much BlackRock paid for the shares.

    They would have been worth about $4.9 million if valued at CapitaLand's closing price of $3.07 on Sept 11, a day before BlackRock increased its stake.

    Before that transaction, the firm held a 4.96 per cent stake in CapitaLand.

    Analysts said the stake increase could signal long-term confidence in Singapore real estate among overseas investors.

    BlackRock likely sees "deep value" in the stock, said UOB Kay Hian analyst Vikrant Pandey. He cited better-than-expected economic figures from China, which is a major market for CapitaLand.

    However, analysts also cautioned against reading too much into it.

    BlackRock itself said in the SGX filing yesterday that the increase in its CapitaLand stake was due to a "change in collateral position".

    Maybank Kim Eng analyst Wilson Liew told The Straits Times that "on the surface it shows that BlackRock sees value, but I don't think it's that easy to draw a conclusion from that". He also noted the increase in its stake was likely because several of its funds bought shares.

    OCBC Research noted yesterday it was neutral on Singapore residential property and has a target price of $3.77 for CapitaLand.

    CapitaLand shares closed flat at $3.14 yesterday.
