    rental mayb hard.
    MM in such loc is really a big risk.
    Tink might run the risk of hearing planes flying cos my side can hear it.

    Yup that's what I tot too. Judging from Parc Rosewood story, looking at Alexis Story. Low-mid 6xxk is probably the best guesstimate imo. For MM play, look at quantum not psf. If compare to the next tier around the area or other places, probably the next competitor will be a 2rm new launch/BUC. Since most 700+sqft new launch 2rm are in the range of high 6xx or 7xxk in OCR. A 4xxk 1rm MM at best will probably hit below wad a 2rm new launch can probably sell at today's market. Of course if wait till these 1rm TOP, the rental yield will also play a bit part since the next investor who take over will probably consider the yield amount as a fair consideration to hoot 1x. So if wanna hoot a MM, must seriously consider and recce the surrounding areas very carefully

    You know, Glades is actually also a PropNex product... but I never ever ask any of my friends to buy Glades or Urban Vista, cause I feel it is definitely not worth $1,300-$1,400 psf for that location. Furthermore, these are 99-year lease properties.

    I mean, for just a bit more money, I can buy a unit at Oxley, 5 min walk to Liang Court, 10 min walk to Orchard, at only $1700-$1800 psf. And you know what... it's freehold some more. If you were paying that price for Urban/Glades, might as well pay a bit more and stay in District 9.

    Now, there has been a lot of talk about what the prices might be. Alright, these are NOT developer prices (they ONLY release it on launch date to everyone), but purely my own speculation based on the data and unit sizes on elevation chart:

    The prices COULD be:

    2 BR: $704,364 - $775,464 (based on $948 psf)

    This place is not the most accessible to an MRT station, but it has a nice peaceful feel to it. The density around here the Inflora neighbourhood is pretty low, only 1.4 plot ratio. Doesn't feel so crowded or congested.

    Not many new condos (except ECs) nowadays can get a decent sized 3 bedder for $8xxK...

    Of course my guess on the numbers tends to be a little conservative; it's just simply based on past data. PSF between units always vary greatly even though they are the same sizes when you include facing, pool/city view and the levels that they are situated on.

    A example will be like Sea Horizon. The sea views are like about $1.05m, whereas the city view units at around $0.88m, even though they are all 3 bedroom units. That's almost a $200,000 difference.

    Anyway, if they really price it below past data, then this project will fly, especially when you consider that the developer is Hong Leong, the very people whose group members include CDL and TID, who have a history of making luxury projects such as St Regis Residence, The Sail, City Square Residences and Oceanfront at Sentosa.

    Nope. Like I mentioned, the official price list release date from the developer is on Fri, 25 Oct to all parties. Any other prices that you see are all guesses/estimates, unless you are the developers.

    However, you can still view and book units via a cheque from 12-22 for VIP's; please contact me if you wish to do so. Periodically sometimes developers (for example Tag A @ Tagore) give discounts on 1st day purchases; I don't think there will be (no wind currently), but if there are any I will also update everyone on my list.
