Even if I buy a condo that is the same age as me (36), I won't live to see the end of lease. En bloc or not, I don't care.

And don't forget, no one will buy 99LH. Because nowadays, people live to 250 years old. I don't want to see my 99LH become $0.

Welcome to the New world of Wealth transfer.

Those who keep money in the Bank and those who borrow like no tomorrow.

I miss the cowboy time where I can go to the Bank to borrow 1.4 to buy 1.3.

And there was a time when your income exceeds 8k, banks will ignore all your other debts. Even if you have 5 properties, each charging 3k a month, banks will still take 8k as your income. LOL

    Exactly.

In the long run, all property prices will go up.
No matter it is located in CCR, RCR or OCR.

Maybe add in future unreleased supply. Unlaunched also considered unsold?
    The three laws of Kelonguni:

Where there is kelong, there is guni.
    No kelong no guni.
    More kelong = more guni.

seriously, why you so scared lease expire to 0 value?

for 60 year lease property 400k in jurong kechil there, rental is 2k p.m, after deduct everything let's say collect 8 months per year only, 16k * 30 years already make back the 400k outlay. And the property still got remainder 30 years. What's the [problem?

So don't worry even if leasehold, as long as can rent out, let it be.

btw, no need to fire up your excel spreadsheet, do a full 30 year cash flow with all sorts of deductions etc, i just giving you a quick gist and example. hope you get the drift.

You are only in trouble if (1) you paid WAY too high for the property (2) you can't hold it when value drops (3) you can't rent out the property.

Otherwise OCR property is just fine, although best is still your CCR D9,10 condo lah - except it's prohibitively expensive (maybe not to you, but for others). You're one lucky man to have such good FH condo.

Remember VIP once said: "No Freehold no problem, no holding power is (a problem)".

    That I agree with her.
