    Default Re-building landed property

    Any advice on this appreciated

    If the 2 storey Semi-detached plot I'm looking at is zoned as Residential - 3 storey Semi-detached housinf but is not within the Map area listed under estates eligible for plan lodgment for building height, can I still rebuild to 3 storey?

    All along I had the impression if the area is zoned 3 storey, can rebuild to 3 storey until I saw this section on Building Height:

    BUILDING HEIGHT

    Developments in these estates, including Good Class Bungalow Areas (GCBA) are generally allowed up to 2 storeys. In estates where there is no 2-storey restriction, new buildings of up to 3 storeys are permitted.
    Please note that an estate safeguarded for landed housing does not automatically render it eligible for the plan lodgment scheme.

    if I am not wrong all landed estate has plot ratio 1.4 .... can build up to 4 storey ...

    only GCB has a 2 storey restriction ...


    note that for landed estate ..some are Designated landed some or Non designated landed ...

    non designated landed CAN be converted to condo, just like in Telok Kurau,

    it is interesting that the entire Sixth ave, namly, coronation..are NON designated ... that's why u can see condos located within these estates..

    to me this is more important ...if ichoose to live in a landed house ..I really don't want my neighbor to one day turn into a condo ...

    worst still neighbors on either side turn into condos ...
