    Alexis maintenance is cheap also. I wonder how much will be hillford maintenance each month. Just gotta see what the developers will offer for this 60 year leasehold project.

    not only is alexis freehold, it is at a superior location. but yes, i still sneer at alexis or MMs.

    My Math may be failing me but this looks like it does not satisfy MND regulations for average size of units above 70 sqm.

    Are retirement housing exempt from the ruling?

    Indeed, the prices are attractive. Should draw attention from some group of buyers who have limited budget but who wish to invest in Singapore properties due to our strong currency.

    That really depends on your aim. For retirees, have to look at the maintenance fees and relevant taxes. Also your attitude towards leaving assets behind for your children.

    For investment, this is a wild card. Limited appreciation, and have to calculate yield versus depreciation and interests. Have to do the sums carefully.

    Likely to be a sellout though due to quantum play.

    URA has no stipulations on what constitute a "retirement resort" - a fanciful name/concept coined by the developer.
    Are there any restrictions on types of buyers? e.g. only retirees qualify?
    Are there restrictions on renting out the property? since the concept suggests it is for elderly own stay.
    otherwise this is nothing more than yet another undesirable shoebox project in the suburbs with a unique short lease.

    I am surprised and disappointed the URA has made no statements to date on the ambiguity surrounding this.

    Perhaps the govt is looking into shortening lease period for residential private housing like what has been done to industrial properties. If this project sells well, govt may release shorter tenure lands for developers in anticipation of higher future prices to keep quantum affordable.
    Looking at the floorplans, I am quite disappoint.

    Me too ! The layout is odd whereas the entrance face directly to common room, and also with bomb shelter? I tot the regulation for bomb shelter is already waived?

    Personal opinion - the design of the condo blocks reminds me of Army Barracks or Old Government Buildings (like the ones you see in Queenstown)- the developer should have come up with a better design for the prices they are charging for a property with a 60-year lease!

    how about emergency cable pull alarm?

    good to see that they have add on handles to their kitchen cabinetry for ease of usage.

    The Hillford provide elderly-friendly features such as

    1. Two-way light switch installed near bedside & upon bedroom entry
    2. Sliding door for bathroom entry for easy access
    3. All switches are of large and easy-touch rocker type mounted at 1.2m from floor
    4. Electrical sockets are generally mounted between 0.6m to 1.2m above floor
    5. Emergency call bell alarm system in the bedroom and bathroom, linked to the 24-hrs Concierge Service.
    6. Lever handles to doors and cupboards, door keys, lever taps and controls that are easily handled by the elderly with limited grip strength on elderly friendly height.

    Many have asked me, "What are the conditions for using CPF to buy private properties with remaining lease of less than 60 years but at least 30 years Aaron"?

    Answer: The conditions are as follows:

    First, to use CPF to buy private properties with remaining lease of less than 60 years but at least 30 years, an owner’s age plus the remaining lease of the private property must be at least 80 years. This is to ensure that the private property will last the owner until he/she is at least 80 years old, which is roughly the average life span of Singaporeans at birth.

    Second, the maximum amount of CPF that all eligible owners may use for the private property is a percentage of the lower of the purchase price or the value of the private property at the time of purchase. This is computed as follow:

    (Remaining Lease when the youngest eligible owner using CPF turns 55 / The remaining Lease at the point of purchase) X Lower of Purchase Price or Value of the flat

    My friend argued that if Suites de Laurel 1BR is renting out at least $2800 per month, then assuming Hillford 1BR is doing just $2k rental, that already translates to 8% yield!

    Sounds logical. What do you guys think?

    The nearby good luck garden rental is about 2k plus for a nice 2 bedder twice the size over here.

    He further argued that Sherwood Tower (although nearer to amenities and bigger units) is already doing $1900 to $2900 on their studio units, and that's despite the MRT station not ready yet, Sherwood is so freaking old, and has no facilities...
