    Looks too small for comfort, especially the study with the sloped roof.
    Personally for landed, I prefer land area > 2000sq ft.
    For that kind of price, I'd rather buy a nice condo, eg an OCR penthouse.
    The quality of life in the condo rather than this small single storey inter terrace will be much better.
    JMHO.

    urghhh...that was below 1mil few years ago
    In the final analysis.....its NOT whether you have a diploma,degree,masters OR PHD....its whether you have a HDB/PC/EC or LANDED...

    It is dangerous to put the study with such low headroom picture online as it is illegal. Officer will be calling on the owner.

    It is freehold at least. You owe the land.
    Condo freehold has no meaning..you don't own the land.

    Look at bright side, landed With land 1600, you could probably build 3 storeys and get 3000sqf at east...provided no height restrictions around that area.

    Land is scare in sg.. long term will be still good investment.

    What public interest does it serve for BCA to take enforcement action?

    You will know if you stay in landed where BCA officers doe go around checking for illegal structures or spaces that does not comply with building regulations. It is for safety reason and owner can get fine or structure remove. The particular loft area may be smaller as it is lower than a standard person height as it may cause danger to people. It is advised that buyer of landed property to conduct a check at BCA on its structural/building plans or sellers have to show proof of building drawings. Otherwise, subsequent owners may be implicated and have to pay a penalty or in the worst scenario to remove the structure if it endanger life of dwellers. BCA is stricter now than before.

    To rebuild to 3 storeys, u probably need about $1 mil cos its about > $300 psf to rebuild.

    That is right.I never said it is cheap to rebuild.

    If u buy at say slight(below $2m)+ rebuild probsbly end up $3m+... that roughly the price for Luxus hill (land around the same size)..

    One more thing Cannot complaint..landed price has aslo doubled over the years.. Luxus hill first launch was around $1.5m anyway...now $3m+.

    anyone know what was the initial price ... low point to median price

    I think developer should be launching phase 2J soon....I heard its the final phase.
    $1500 psf....erm...mabbe not in this present market.

    Is Pavilion park good? Why not 1500psf now? Elaborate?

    yeah ... why huh? $1500 is ex or cheap?

    btw, the parking is sibei worst though ... i guess it's the same for all landed
    cars parked along the sides, left & right leaving a very narrow lane in between to pass thru. my buddy live there and i visit him several times.
    at pavilion you can see $300k+ car also park outside nia ... subject to ding&dent
    i suppose 99% of the resident there drive and many with 2 or more cars

    If you look at the latest transaction price for the 1615 sq ft inter terrace, they are selling >$1600 psf.
    For every phase, I notice the price psf increases, hence $1500 psf may not be possible.
    The developer Allgreen , iirc, has never advertised this development.

    Parking 2 luxury cars inside the compound can be done.
    I saw a few units doing so.
    Just need to remove the small pillar at the gate, ie doing away with the side gate.

    Be patience. By 2015, pty price will drop 50%. Quoted by MR. B (aka R33) in 2011 & recently confirmed by R33 (aka MR. B) in his "Land Storm is Here" now
