    Was just at the showflat & found only 4 2nd floor units facing outside of estate remain, developer asking 750psf nego. was told developer had sold the 5th last unit at 750psf....TOP expected no earlier than august

    You mean we have to wait till end aug/sept for TOP. Showflat sale person told you TOP estimate???

    yep, the guy there from CBRE said unlikely to be TOP by July, apparently the paperwork and inspections by the authorities is going to take time....maybe too many developments TOP in and around the same time

    There is a big open space between Botannia and AYE with rows and rows of newly planted trees. Are those trees planted by NPARK or the developer of Botannia?

    When those trees are fully grown up, Botannia will have a damn good view.

    i can imagine ..can be nice .. just like those along Ang mo kio ave 5 ..looks like some plantation ... but nice .. especially if they planted the same species and in line ..

    Think they are tree banks by NPark & SLA used for nuturing young trees for greenery projects around Singapore.

    hmm.....not too sure about that though. guess they may continue to use the land for growing more young trees to meet demands or until one day someone decide what else to do with the land? i kinda like the open space with the greenery there. guess it would be nicer than seeing another condo building. there is another land used for holding trees on the other side of Monterey Park on the Pandan side also.

    PropertiesHunter ! can post some more trans. for Apr & May? From the web i saw there are more than 10 unit sold at below 700psf. but not sure which unit are they? it will be much thankful for the detail of those units.

    Those units are from CDL direct 675psf to 700psf OTP on March09. The last one last week is 735psf or 745psf 2nd flr. As I do not have the unit no.

    As for 2 br last transacted in #02-29 640K OTP MArch09. Last week a unit sold at 680K 4th Flr I think.

    Note I am NOT a agent, but I do help in underwrite Loan and valuation hehe. Not a Loan Banker too.

    I think will be 750psf for the 3 units and showflat will be 100K higher.

    In your opinion, which are the better stacks for 3 bedroom in Botannia? Keen in the pool facing but concerned over the noise leve. Heard that there are some stacks facing a 'tree bank'? Just want to tap on your expertise on the few preferred stacks, in your own opinion. Thanks and regards.

    3 Bdrs
    No or very rare SUN and prefer Dracula living stack 23, 28 both pool view and pandan view.Stack 9 & 10 pool view.

    East & No west SUn best stack 01, 04 &07 Landed property view.

    A bit of West SUN Stack 17, 18,Full 180 angle view with Jurong Lake ,Pandan Reservoir & Canal view, partial pool view 13,14 have slighty outside view but full poolview.

    22 have most westSUN but best view of all.

    Just get any unit 5th flr and above if u want good pandan res. view.

    Singaporean chinese will NOT like west SUN partial Vampire blood we have. But Ang Mo like to rent any unit with Sunlight at longest hour.

    Note: Just my opinion you can be defer.

    Thks. You are such a master! How abt stack 33,34, 37 & 38? Hubby likes the view too saying there's a tree bank in progress. Though might face Infiiti but the distance seems quite far to preserve some privacy. What's your view? Thanks.

    I ready do NOT know the investment value of the stacks you mention. But if the price is much lower (>50psf)than the premium units for stay is OK. The tree bank maybe a temporary plantation which may use for residence project in the future (5-10yrs time).

    lol ... totally no sunlight also no good, your rooms especially those carpetted, toilet/wet kicthen will be full of HXNX viruses/bacteria/fungus. A little bit more sunlight you can treat it using blind/plants/curtain, no sunlight no cure. In Chinese, no sunlight = lack of yang qi (阳气)

    Indians also like ang moh, prefer sunlight FULL DAY !!

    chinese like sun light to some extent. with zero sun light, spirits of the scary kind may develop in your home.
