    Default Of BMSMA , House Rules and By-Laws

    Hi

    After TOP and moving in the condo, a set of House Rules are given till the actual MC is formed.

    Upon formation, are the House Rules automatically revoked and back to BMSMA till new By-Laws and/or House Rules are set?

    Is it mandatory for By-Laws and House Rules to be displayed on Notice Boards?

    Do House Rules have any bite?

    You can do anything as long as you don't get caught.

    Next is if you get caught what can they do.

    Then you weight the risk and reward which is better.

    Hi

    To clarify, I do not have issues with either the House Rules and By-Laws so long as it is uniformly and fairly enforced.

    My experience is when move in, we are given a set of House Rules for new owners. But after a year, when the MC is formed, are those initial House Rules still valid or they are automatically replaced by the BMSMA which are generally the By-Laws?

    House Rules are more tuned towards the actual living environment and needs of owners and likely to cover parking, washing of vehicles, standard shoe cabinets in the common corridor, standard gates and maybe sub-contractors, etc.

    Take for example, if House Rules have no bite and your neighbour rents out one or two rooms for Short Term stay, if there is vandalism or theft on the night of their departure, how to catch when the discovery is the next day and the culprit is already out of Singapore?

    Rightly pointed out too by Bear on contact tracing.

    In small apartments/condominiums with no security guards, if anything happens in the night, who will help? Who will administer checking in and out in the middle of the night?

    Luggage scratching walls, mischief and damaging common property, how to track and pinpoint culprit?

    As you rightly pointed out, there is NO RESOLUTION to the problems you mentioned if government allows short-term rental of private properties!
    Anyway, we people have fed back all these potential problems, it is up to them whether they want to consider or not.............
