    I do agree with you on the basis of living anywhere on the island.

    But the future MRT plans for this is indeed very intensive with its own MRT line, and with the JCC land taken back, many things can be done!

    HSR, with Malaysia more into prata making, I do not have very high confidence in it materialising fast. But it will be a huge boost if completed. A weekend stay in Malaysia will definitely be that much more feasible.

    JG is a little high PSF for my preference but the area is definitely a growth area in all aspects.

    I bought at launch price in 2006 and 2011.

    2006 up 1 million in 4 years

    2011 no up no down.

    Location not bad, near lakeside mrt, rulang pri school, markets and in between two shopping belt! Only a bit too neat mrt track����

    Bravo!! Singaporeans simply love properties....they won't mind pay a premium, even though today strait times say there is hugh oversupply of Pte properties , ... So will they make money??! For those who need pay ABSD, I think not....for first timer, maybe ....anyway this is OCR, should be safe😜

    That's but one view.

    I also read it as they are scared about the number of people from the new generation (born in the late 70s to 80s) plus the multi-family HDBs reaching MOP.

    So for the second and third timers, even with the ABSD penalty, they may opt to move ahead before the previous two groups become ready, especially if they really see a use for the property or the potential of the location to outrun the penalty in the medium to longer run.

    They might also have taken the cue from the COE movements in the last two months - if they can afford it but wait, and many of them do so, when prices hit a critical point and there are sudden changes in financing, they would have to compete with a greater pool of more willing buyers and still have to pay the same "penalty" at higher prices.
