    It is unfortunate Stacks 1 and 12 have pool view but with afternoon sun.

    Not surprising, since very cheap at S$2500 psf for this location (and despite being just 99-years leasehold)................

    However, I would suspect that the quality may not be good (compared to other prime properties) given that the pricing is so cheap (there is no free lunch in this world)...............

    How much is their construction costs psf ppr for this project?
    What furnishings are they providing?

    Not much value gd buys unless you are looking for a trophy purchase. The balance standard 1rm above 19/20th flr easily close to 1.6mil.
    The Laurels 51sqm FH version cost 1.4mil+ based on last month transaction at Propertycarrots.com

    Good Quality that easily can be seen include use of good furnishings and good appliances, and good quality granite and marbles in common areas (in addition to in the apartment units), good appliances/sanitary/etc in common facilities (eg gym, common toilets), more and better facilities etc......

    Poor quality that laymen generally won't know and don't usually see but only can be detected by professionals include those embedded in the walls and floors (like good quality piping/wirings/circuit systems), solid walls (as opposed to trying to save on cements (hence quite porous and poor sound proofing) etc...............

    Not easy to detect poor building quality until the building start to age...........

    yeah. i also just saw this. what's going on? can propertycarrots clarify if the units are sold or not? even daiwa securities dare to write that they are sold.

    agent BS'ing, and this Daiwa chap believed. says a lot about the quality of their "analyst research".
    you should *never* "confirm" sales figures with *agents". you cover CAPL, you have direct line to CAPL ppl.

    I think no transaction yet. Buyers merely place their cheques to 'secure' their choice units, meaning once u place a cheque on a unit, no other buyer can do the same for that unit. However, buyer can back-out as no otp is issued yet. Very unconventional practice ....

    Technically speaking, only when S&P is signed then can it be considered a sale.
    OTP = option to purchase, see the keyword "OPTION", it is not a purchase nor a sale.
