    Hi,

    Anyone keen to share your view on The Tropica, next to Temasek Poly along Tampines Ave 1.

    I am looking for one there to stay as it is within 1km from St Hildas where my daughter will be studying.

    I think only Blk 51 is wthin 1km to St Hildas so you need to confirm with the school on this before you buy.

    Here are the pros and cons:

    Pros:
    - decent land area
    - back gate direct to bedok reservoir
    - reservoir or greenery view
    - alot of unblock view

    Cons:
    - not near to MRT
    - the empty plot of land next to it should be out for tender soon

    I've not been inside the unit, hence can't comments on the unit layout.

    This should be the better old private condos in Tampines. Try to choose one that is not near the reserve plot of land. You probably will want to avoid the stacks nearer to that reserve plot of land.

    For school concerns:

    Call the school to determine if it is below 1 km. I believe it should be.

    For car owners:

    Since it is beside TP, that will be a lot of student traffic in the morning.

    In the morning, the queue inside the condo to turn out into the main road can pile up to 6-7 cars. However, once you turn out, you will hit the Kaki Bukit Flyover. They are extending this flyover to Braddell and it should be completed by this year. This means there is potentially no need to use PIE at all!

    For non-car owners:

    The MRT is quite far and taking a bus to Tampines MRT, Bedok or Eunos MRT is tough as it is crowded in both directions. The best bet is for the Reservoir MRT is comes up in about five years. However, no one really knows where is it.

    For amenities, while there are none really near at your doorstep, Tampines Central has tons of stuff (which explains why it is always crowded). Just go to Tampines Mall, Century Square, Tampines 1 on a WEEKDAY, you seldom get a chance to travel one floor using the escalator alone.

    This is a nice environment. Windy, green and serene.
    Though TOP in 2001, it is well maintained. Know of a number of tenants renting units there end up buying up units there......

    Thanks. I went to take a look at it. Like you said - windy, green and serene. Wondering if 630psf for blk 57 high floor is an ideal price? I buy to stay, not to invest.

    $630psf is too high. This is the price before lehman collapse. Now I think it should be $500+psf considering the age and 99yr leasehold. Go checkout recent transaction in ura website. Try to avoid the block facing the Quarry. The traffic noise is unbearable. Furthermore, another condo will pop up in the near future beside Tropica. Expect construction noise & dust. The new United World College under construction (~200 - 300m away) may help to increase the value of this property in future. I must agree that it's well maintained, nice & huge pool and landscaping. But gym is too small.

    I think this blk faces the reservoir directly (those 4 rooms type) but the 2 rooms type faces the pool. If this is the blk, you would really enjoy the unblock reservoir view. Most quiet and peaceful though the winds may send your light object flying around in the house.

    Fyi, there will be a future DTL mrt station near The Tropica...Quarry Park Station.

    How accurate is this news? I see most of the line draw is under the Reservoir. That is at the BayWater/Clearwater bank of the Reservoir.

    Agreed. blk 61 will suffer from road noise and contruction noise if the next land is sold out (but when?). Blk 57 is the best block in the entire project: direct south facing, no afternoon soon (thus very cool), no road noise, beautiful reservior view, windy and quiet! But only 4 bedder can enjoy the peaceful lake view and they are not cheap. the 3 bedder and 2 bedder only have pool view - and the pool is big and nice!

    - If you like outdoor life, bedok reservior is just outside this project. Pasir Ris beach is only few mins drive. One of my friends ever ride bicyle from The Tropica to East Coast Beach, through the green park connection.

    If you buy for your own stay, it's really a life style resort style there.
    If you want to buy for investment, international school is coming soon, there are a lot of office buildings going to complete in Tampines center, and of course, there are a lot of students in TP also.

    And it's really really worthy for money... Even though it's 8 years-old, it's well maintaned.     it seems nobody has a very reliable source. there are 2 version of futher MRT maps, one version is stop around AQ, another one is Quarry station which is walking disctance to The Tropica.

    As a Tropica lover, of course I will pick up the latter version lah...

    My agent friend told me that a lot of Tropica owners are holding up the selling now, as the stock market is raising up, they want to hold till the good selling price. My friend is complainting no house to sell now...

    So if your agent has any unit in hand, better go and view first. from the URA website, the average price is around 550psf, it will be easily go up to 600psf. so better do your homework now.

    Hi, me too have been eyeing this development for a while. Viewed one unit last year in Blk 51 but the owner was asking for $780K on a 3 bed rm 1248sqft. Claimed to be a choice unit but price was too high.

    I have been monitoring the price for the last 6 months but it is still hanging around $600 PSF for 3 bed rm units.

    thought this was a good place, until someone told me there are some problems regard to water damage...
    remember to open your eyes when u view the unit.

    Do you mean the 反弓水?

    I worried that before, but was total released after reading the following article - in fact, facing reservior /lake is much better than facing sea in term of Fei Shui.

    I'm aiming it too.

    Very familiar around that area. like the life style in Tropic. but owners are asking higher and higher now.... and very few units available....

    How is your hunting? any good buy so far?

    I agree that there are not many units available. When I viewed 1 unit end last year, the owner was asking for $780K for a 3 bed rm, 1248sqft. As this development is pretty matured and most owners bought to stay, they are not desperate to sell. I have beem monitoring every Sat on the classified but do not see often listing on this development.

    Well, $780K for a 3 bedders is too high... i heard that from my agent also, not sure its same unit or not, the owenr is demanding so high because the unit has direct pool view and reservior view.... but...... still too high, its almost the 4 bedders price.

    Oh Yes, the park connector is very, very fun. We have good family time going on bicycle from Tampines to Rereservoir to East Coast to Changi to Pasir Ris and back to Tampoines. Overall some 40km I think. The part from Bedok Reservior to Changi via East Coast is overall quite cooling.
