    Will you all let an agency company who has only 2 staff to handle your property rental?

    Thank you, hopefully they can do the job. I tried to search for their profile and listing but couldn't find any in the web, can only see the address, I told him that I never heard of his company and he said because he never do any advertisement, that's why I wonder whether is it safe to use them? I advertised my unit on the CATS and he called up, saying that he had a client looking around my area and immediately he arranged for viewing.

    Made sure He or She is RES.

    Ask for RES registration number.

    Salespersons to be registered
    29.—(1) Subject to this Act —
    (a) a person shall not be or act as a salesperson for any licensed
    estate agent, nor shall he hold himself out to the public as
    being a salesperson unless he is a registered salesperson;
    and
    (b) a person shall neither accept employment or an appointment
    as a salesperson from, nor act as a salesperson for, any other
    person who is required by this Act to hold, but is not the
    holder of, an estate agent’s licence.
    (2) Subsection (1) shall not be construed as —
    (a) requiring any registered salesperson, by reason only of the
    fact that he does estate agency work solely as a salesperson,
    to hold an estate agent’s licence; or
    (b) requiring any licensed estate agent to be registered as a
    salesperson.
    (3) Any person who contravenes subsection (1) shall be guilty of an
    offence and shall be liable on conviction to a fine not exceeding
    $25,000 or to imprisonment for a term not exceeding 12 months or to
    both.
    (4) No fee, commission or reward in relation to anything done by a
    person in respect of an offence under this section shall be recoverable
    in any action, suit or matter by any person whomsoever.

    In this instance, he (2 man show company) is not representing you.

    He is representing the Tenant.
    If he closes the deal, you need to pay him comm.


    I know of another ... 3 person company.

    They manage to get quite a few listings, both in rental and sale. However, they DO NOT COBROKE.

    Meaning they only go for Direct clients.

    If you let them market your unit for, say rental, they would advertise and WAITING FOR TENANT TO CALL.

    If another agent with tenant on hand, calls them, they would not entertain. This 3 person company DO NOT WANT TO SHARE COMMISSION, hence they only wait for direct client to call them and WILL NOT COBROKE WITH OTHER AGENTS/AGENCIES.

    Using the service of these agencies, means that you are getting fewer viewings ( many have been turned down without your knowledge).

    If without knowing, what will happen to the owner if he/she engages an agent without a licence.

    I went to the above website and search for the Salesperson registration number and it appears but if search by his phone number, no record found. Their photos look like "Ah Beng" and "Ah Lian" type.

    I am sure once you advertised in any of the platform, many of the agents will call you up

    I read from the previous thread you used to have an agent help you close your geylang unit...very fast find tenants...so you not using that agent?

    Irisng advertises the unit herself.... the "agent" with a tenant on hand called her ...

    Yes, I called him, give him the 1st priority but so far no news, maybe he is more familiar with Geylang area. Later my brother suggested advertise in the cats to get more exposure. Now so many agents want to market my unit, I have even rejected some of them from advertising, too many already.

    they will tell you if you give them to advertise, they will give you priority for viewing if they have tenants

    Why? I thought they can save on advertising cost and yet still can earn commission on successful deal.
