Thread: With limited budget, which LH project is the best?

    Default With limited budget, which LH project is the best?

    I am looking for a condo unit with the following requirements:
    - 3 bedrooms and around 1200sq feet
    - close to MRT (I do not drive)
    - budget <1.8 million
    - 4 family members (3 adults &1 kid)
    - my office is in promenade next to Suntec city
    - Project with >250 units and close to the city center
    - Project with modern design & full condo facilities
    (big swimming pool, tennis court, gym, etc)

    I have shortlisted 4 areas and would like to obtain your opinion:

    1) Red hill
    - Ascentia Sky 92 remaining LH yrs Around 1450 psf
    - Metropolitan 88yr around 1300
    Echelon, Alex residence, Artra are all selling 1650-2000 psf and are out of my budget

    2) Queens Town
    - Queens peak Top 2020 1650psf
    - Commonwealth tower top 2019 1650psf
    - Queens 81yr 1150psf

    3) Lavender
    - Citylights. 86yr 1500psf

    For Queens and Metropolitan, do anyone know their initial launch price (psf)?

    It seems that their psf price is soft as the remaining leasehold period is less than 90 years

    Many people in this forum comment that
    I should not only focus on freehold properties, and suggest me to look at those leasehold projects.

    However, from the cold response of this topic, it appears that freehold is really a very important consideration......

    Most Investor don't subscriber to online property portal.

    Most RES who do will not commend because they are busy serving their buyer.

    Is this your first time buying private property.

    Yes, first time buyer.
    I am a PR

    Still doing preparation to buy a condo,
    but not sure whether I should buy FH (but locate not good) or LH ( bettter location)

    If I buy LH, should I buy the old one (80yr remaining period) or those with >90 yr period,
    as the psf price dropped a lot once the remaining lease period reach 80 years

    What is your personal opinion?

    Are you holding FH/ LH condos or HDB/EC?

    2 PC LH

    2 HDB

    Which would you prefer

    1 FH 3 million fully paid self stay.

    Or

    2 LH 1.5 million each one rental income one self stay.

    You are paying premium for FH but cannot enjoy it for yourself forever. Plan properly and your children can afford their own in future.

    LH is good enough. What matters is good location for future resale and en-bloc opportunity.

    You have to view them to decide for yourself. Choosing on paper will not help. Know your own criteria to shortlist and then go and VIEW. I personally like bigger space and older condos tend to have less space wastage. I may consider the Queens based on your choices.

    The floor space is only one consideration unless you are solely looking for enbloc or to rent out. For own stay, the level and the facing may also be important considerations.

    I am doing exactly what you have mentioned:
    - Go read up first;
    - Shortlist

    These are my shortlisted LH projects:
    1) Ascentia sky about 1200 sqft unit 1500 psf. 92 yrs remain
    2) metropolitan about 1380 sqft unit 1300 psf. 88 yrs remain
    3) Queens about 1500 sqft unit 1150 psf. 81 yrs remain

    Before I view the condo, I would like to collect opinion first.
    I also read the comment about the project from propertyguru.

    Go visit all three then buy the one that you like best lah

    ascentia sky are you sure there are 1200 sft units available? I only see 1000 sft 2 bedder and 1400+ 3 bedder.
    if so ...Out of your budget, choose the other two.

    for your budget on LH i would prefer somewhere near to business central area. Bugis (sunshine plaza), lavender (citylight).
