    Hi all,

    Have a few question for people who did their property transaction without engaging property agents. Appreciate all kinds of feedbacks and experience.

    Buyers:

    1) How did you get through the process of buying?
    2) What difficulties did you encountered?
    3) Was it worthy at the end?
    4) Did your seller had any property agents acting for them?
    5) How long did the negotiations of price takes?
    6) What reference did you drew from before offering a price?
    7) How much did you save?
    8) How much is the difference between your accepted offer and the current market value of the unit?
    9) What platform did you use to know that the property is available for purchase?


    Sellers:

    1) How did you advertise your place?
    2) How long did it took for you to receive interest from prospect buyers?
    3) How often does prospect buyers comes together with a agent?
    4) Was it worthy at the end?
    5) How long did the negotiations of price takes?
    6) What reference did you drew from for your ideal selling price?
    7) How much did you save?
    8) How much is the difference from your ideal selling price when you finally sold it?
    9) What difficulties did you encountered?

    Tenant:

    1) What platform do you use to source for your living space?
    2) How much did you managed to save from it by doing it yourself?

    Landlord:

    1) How did you advertise your place?
    2) How long did it took for you to receive interest from prospect tenant?
    3) What difficulties did you encountered?

    Like that ask question not efficient. Can you have something better than using this method.

    The best way to know the answers to all these questions is to experience them yourself ...so

    GO BUY ONE UNIT WITH AN AGENT

    GO BUY ANOTHER WITHOUT USING AN AGENT

    RENT OUT ONE THRU AN AGENT

    RENT OUT THE OTHER WITHOUT USING AN AGENT

    SELL ONE (WITH TENANCY) THRU AN AGENT

    SELL THE OTHER (WITH TENANCY) WITHOUT USING AN AGENT..



    AFTER ALL THESE TRANSACTIONS ... you own nothing...but gain all the experience...including selling with tenancy , which is not covered in your original set of questions ...

    Basically asking for all your experience.

    I would say if have all the time in the world, no agent ok.

    If busy earning income, just get an agent.

    Did all the above over the last 20 years already. Was force to DIY when agent tell me I cannot sell my HDB for 300,000 with a valuation of 195,000 in 1995.

    Had to deal with about a dozen viewings over 5 weeks without agent trying to rent out unit.

    In the end, the best tenant profiles who were serious about this location and price were brought in by agents, so committed with them.

    It's a small price to pay for quality tenants. I think that quality tenants may also not mind paying a bit more for the security and ease of mind?
