    Red hot everywhere, the most agent on new launch never before, good commission and discount. Miss this boat got to wait a few more years. Don't be surprised by the monthly sale update by URA. Cash is King when you can exchange it for Gold but it was discontinued long ago. "The gold standard is not currently used by any government. Britain stopped using the gold standard in 1931 and the United States abandoned the system in 1971. The gold standard was completely replaced by fiat money.

    oops, just found this and answered my own question:

    195 units of Clementi Canopy sold in first weekend
    Developer UOL Group claims healthy interest due to pent-up demand in the vicinity

    Very commendable considering they have no 1BR.

    Minimum size was 600+ sqft I think...

    watch out for grandeur park this coming weekend. could be even hotter with smaller units, similar psf but beside mrt and most importantly, lower psf and lower quantum than the previous launches nearby!

    Assuming one gets a unit. With the current ABSD, what is the breakeven rate for the unit assuming ABSD stays the same?

    Now is about 1449 PSF .?

    if its 7%, then roughly, 3% stamp duty, 7% absd and 1% off sales price (comissions) upon sale? +/- 11% for 2nd time home buyer. but if its rented out for a period after TOP then the breakeven is lowered.

    The world’s tallest building using a concrete prefabricated pre-finished volumetric construction (PPVC) system is being built in Singapore. The Clement Canopy condominium project that is the first structure on the island to use an all-concrete version of the PPVC system.

    PPVC is a method in which free-standing volumetric modules-complete with finishes for walls, floors, and ceilings-are prefabricated and then erected onsite. Much of the construction is done offsite in a controlled environment where productivity and safety are optimal and dust pollution is minimized.

    There are 1,866 modules, and the contractor, Dragages Singapore, lifts an average of five modules per day, and is aiming to increase to eight as the project progresses. It takes about 13 cubic yards of concrete to make a 27-ton PPVC module.

    The total lifting operation is scheduled to take about 14 months. The heaviest module will weigh almost 64,000 pounds; the lightest about 37,000 pounds.

    Comprising two 40-short tower blocks, the project will have 505 apartments with a total floor area of 490,000 square feet. Under Singapore's land-sale requirements, 65% of the superstructure has to be built using reinforced concrete PPVC modules.

    The contractor is using two Liebherr 1000 EC-H 40 Litronic High-Top tower cranes to erect the two 40-story towers. These tower cranes have a lift capacity of more than 88,000 pounds at a working radius of 114 feet.

    Seng Swear Wern, civil production manager on the project, says that PPVC has reduced workers onsite, but increased the number of personnel involved in the factory prefabrication. The project should be complete by the end of 2020.

    Oh, actually am quite surprised that Clement Canopy is sold out. It's not really walking distance to the MRT station (I know - I tried and gave up after 10 minutes, maybe because it was such a hot day then...), so thought it would take longer than that to finish selling. Maybe for those who missed this project, they can look at the next one coming up in the Clementi area, the Clematis. This Clematis condo will replace the former Parc West, and is being developed by SingHaiyi. Parc Clematis looks like will be quite tall, so hopefully high floor units may get views to the sea. But it has one advantage in that in future, it should be within 12 minutes walk of Clementi MRT station. Another thing to note is that the land here is big, so it will have more facilities too.
