    Default Clement Canopy or Grandeur Park Residences?

    Hey bros & sis

    Have you guys heard of the new launch in Clementi Avenue 1 & another new launch at Tanah Merah MRT?
    Heard its called Clement Canopy and was comparing this development with Grandeur Park Residences.
    Launching after CNY it seems..

    Both seems to be good for investments as its near an MRT.
    Whats exciting for Grandeur Park is that its next to the Tanah Merah Interchange!
    But i'm kind of a West side guy!



    Hope the prices will be kind to me..
    Anyone who has some clue on the prices?

    Hope experts can advise me better as its my first home.

    Not enough info to give advice.

    Less info mean less accurate advice, worst case give wrong advice.

    Since you going to buy new launch, why not get an agent to advice.

    You don't pay for buying, the developer pays the selling agent.

    Since when is the developer-assigned agent honest about anything? LOL don't mislead ppl lah!

    TS, go for Clement since you're more comfortable with the west. Tanah Merah is just sparse and ulu thereby lacking the facilities you will get in Clementi.

    When they assign me as the agent.

    When you stay in the West, West is the best.

    When you stay in the East east is the best.

    i am not familiar with west side so cant comment for Canopy.

    Personally i believe those new condos at Tanah Merah mrt are overpriced, the new condo selling at comparable or even higher price to new launch at city fringe (e.g. Potong Pasir, Ferrer Park).

    Newly completed condos will find stiff competition over relatively stable pool of tenants from CBP (mainly) or Changi (marginally).

    With completion of DTL 3 this year, those working in CBP can even consider cheaper good developments at Bedok Reservoir with direct connectivity to Expo MRT.

    Personally i would suggest to those who have been willing to consider Tanah Merah area to look further a bit for better bargain, especially at Bedok Reservoir, Simei and Pasir Ris. Pasir Ris mrt is just 3 hops away and 30-40% cheaper.
