    Default CCR Transactions that are significantly off the lows

    The highest end of the market seem to be seeing some form of buying. I'll try to post some caveats observed to be some distance from the lows made in the last 3 years.

    this one is one of the "rare" 99 year leaseholds in a freehold area.

    i think its project specific and the level also matters. these 2 units are on high floors. however, in general, buyers have been willing to buy at higher prices, something which was not seen in the past 3 years.

    Heard from the market that last week , 2 buyers who bought prime properties, $5M & $7M (apt & landed) did not exercise their option. So sellers happily forfeit their 1% option money.

    Wonder why.

    Maybe they decided to go for a 15M and 25M instead?

    are we able to dissect d9 into different tiers ? i wonder what are general views of below. let me know your views

    d9 tier:
    1. (most prime) orchard, ardmore, draycott, cairnhill, cuscaden
    2. paterson, oxley, leonie, grange
    3. river valley, killiney, martin road
    4. (least prime) mount emily, sophia

    i think certain parts of cairnhill have same pricing as river valley but not as many amenities so should come under cat 3 as well.

    Ok, then most Prime may be is Paterson Road area, since Marc@Paterson sold for like $7000 psf?
