    Founder of Japan's Quijote empire buys villa on Sentosa Cove

    He pays S$21.25m or S$1,886 psf for house on Lakeshore View with golf course, lake and sea views

    The award- winning house stands on 11,268 sq ft of land and has a built-up area of 8,500 sq ft spanning four levels.


    THE maverick founder of Japanese discount retail group Don Quijote has bought a villa in Sentosa Cove for S$21.25 million or S$1,886 per square foot based on the land area of 11,268 sq ft.

    The house which Takao Yasuda bought is along Lakeshore View and fronts the Serapong Golf Course, with views of the lake and overlooking the sea. Its built-up area is around 8,500 sq ft - spanning two storeys, an attic and a basement.

    The house has four bedrooms, a study and a pool. Designed by Ernesto Bedmar Architects in collaboration with PADA Architects, the villa clinched an award at the 10th Singapore Institute of Architects' Architectural Design Awards in 2010.

    The villa is on a site with a balance lease term of 87 years. It was an estate sale.

    Mr Yasuda set up his retail business in Japan four decades ago and later listed it on the Tokyo Stock Exchange.

    Affectionately known as Donki, the Don Quijote chain offers myriad products ranging from tissue paper and confectionery to Rolex watches and other branded goods.

    Mr Yasuda stepped down as the group's chief executive and chairman in June 2015 after finding a new CEO to succeed him, Koji Oohara. Mr Yasuda now holds the title of "supreme adviser" to the group. He is in his late 60s.

    He and his wife Ma Yaping have relocated to Singapore. The purchase of the villa along Lakeshore View was made under Ms Ma's name.

    Market watchers suggest that with the couple buying a home and establishing a base in Singapore, Don Quijote may also set up shop in Singapore in the future.

    In Japan, Don Quijote's operating hours are longer than that of most homegrown retailers; some of its stores operate 24 hours, according to information on the group's website. The group has more than 150 stores and is a tourist magnet.

    Market watchers say the S$1,886 psf on land area that Mr Yasuda paid for his villa is in line with current market pricing in the locale and reflects the premium views.

    In comparison, a bungalow on the opposite side of the road - without the golf course, lake or sea views - changed hands in the fourth quarter of last year for S$11 million or S$1,418 psf on land area of about 7,760 sq ft.

    Lakeshore View is one of the most exclusive spots on Sentosa Cove with its own security gantry.

    More deals can be expected on Sentosa Cove in the coming months. One of the more interesting properties on the market is a villa dubbed "The Copper House" along Cove Drive in Sentosa Cove's southern precinct. The property fronts the sea and has views of the Southern Islands.

    It stands on an 18,000 sq ft site which is the amalgamation of two plots that owner David Loh of Centurion group bought years ago from Sentosa Cove Pte Ltd and on which he built the grand villa that he uses to entertain business associates and friends.

    With a built-up area of nearly 10,000 sq ft, the bungalow has six ensuite bedrooms, a wine cellar, a gym, a spa room, a swimming pool and a putting green. The house spans two levels and a basement. On the roof terrace is an outdoor dining area boasting stunning sunset views - a breezy setting for dinner parties.

    The price tag: S$48 million.

    If the property changes hands at the asking price, it would be the biggest transaction on Sentosa Cove.

    99 years, correction The villa is on a site with a balance lease term of 87 years. It was an estate sale.

    Don't know why so many talk about 99 years HDB.

    For those who know how money is created know how to spend it, others have to work for it.

    Please do not believe what the video say, it is a scam or is it not.
